A moving and storage giant has hauled in a chunk of commercial space in Henrico left vacant when another firm packed up for Deep Run III.

Amerco Real Estate Co., the real estate and development arm of Arizona-based U-Haul, recently paid $4.3 million to purchase 8741 Landmark Road, a nearly 200,000-square-foot office and warehouse space that formerly housed McKesson Medical-Surgical.

U-Haul closed on the 15-acre property on Sept. 15 and opened for business the same day, company spokesman Jeff Lockridge said.

The property is now one of U-Haul’s largest locations, according to General Manager Sovirak Top, offering rentals of trucks, trailers, U-Box containers and more. The company said it also plans to create 126,000 square feet of rentable self-storage space in the existing building.

Top said in an email that the company needed a store in the West End to join its seven other locations in city limits. Its second-largest property in the area is located at 900 N. Lombardy St., which has 110,000 square feet of self-storage space.

The Landmark Road property came on the market after McKesson moved its 600 employees in August to Deep Run III, the former home of Circuit City. The healthcare company celebrated the move with an event Tuesday, marked by a $25,000 donation to VCU Massey Cancer Center.

Built in 1976, the Landmark Road property had been owned by McKesson since 1994. Henrico County assessments valued it at $6.5 million in 2015, down from a $9.7 million value the year before.

Carlos Vizcarra, president of Amerco, said U-Haul’s purchase was driven by one of the company’s sustainability initiatives.

“U-Haul supports infill development to help communities lower their carbon footprint,” Vizscarra said in an email. “Our adaptive reuse of existing buildings reduces the amount of energy and resources required for new-construction materials and helps cities reduce their unwanted inventory of unused buildings.”

The company did not share how much it is spending to open the new location.

U-Haul has four employees currently working out of the building and plans to immediately hire between 20 and 30.
