Mechanicsville finds spot on grocer’s store list

A Florida-based grocery chain set to enter the Richmond market is adding Hanover County to its planned local footprint.

Publix is set to take up 50,000 square feet in a new $15 million retail development on 18 acres near the intersection of Mechanicsville Turnpike and Brandy Creek Drive.

North Carolina-based developer Morgan Property Group is behind the Publix-anchored development, which is set to include an additional 13,000 square feet of strip retail for lease, as well as an outparcel fronting Mechanicsville Turnpike, said Trey Morgan, MPG president.

A company spokeswoman said it has received interest in the retail center and outparcel but no leases have been signed.

Construction on the development is slated to begin in late summer, with an opening set for fall 2018, Morgan said. MPG has not secured a general contractor for the project.

MPG purchased the 18-acre parcel for $3.5 million in a deal that closed Tuesday.

Wilson Davis and Tred Spratley, brokers with Sigma National Inc., represented the seller. Zach Means, a broker with Divaris Real Estate | Richmond, represented Brandy Creek Drive Realty LLC, a business entity of MPG.

The Mechanicville Publix adds to the grocery chain’s list of planned stores in the area. It has a store under construction at the Nuckols Place Shopping Center in Henrico County, and is buying 10 area Martin’s Food Markets stores.

Those locations include: 3522 W. Cary St. in Carytown; 7035 Three Chopt Road in the Village Shopping Center; 4591 S. Laburnum Ave. in White Oak Village; 13700 Hull Street Road at Harbor Point Village in Midlothian; 3460 Pump Road near Short Pump Town Center; 2250 John Rolfe Parkway in Henrico; 10250 Staples Mill Road; 10150 Brook Road; 9645 W. Broad St.; and 3107 Boulevard in Colonial Heights.

Hey Publix, Lets get a Westchester Commons location on the list. The Old Hundred corridor is ripe for the picking as hundreds of houses are going up and we are forced to drive all the way down to Midlothian Village for food. To all the residents of Richmond Metro area, I worked for Publix as a kid more than 20 years ago in Atlanta and I can vouch for their cleanliness, customer service and excellent operations. Really confused why Publix wasn’t interested in taking over the newish Martin’s at Charter Colony and Midlothian Tpk, or why they are avoiding the Route 60 corridor altogether. Are they scared off by Wegmans being there?

Mr. Homiller: Let’s not lose hope here. Marco’s Pizza certainly encourages Publix to consider the Charter Colony Shopping Center. Compared to other existing locations, this Shopping Center is brand new, and Publix would crush it. Marco’s Pizza (and every other Tenant in this Shopping Center) welcomes Publix with open arms.
