After their purchase, the Thompsons renovated the property for resale, and received a contract for $299,950 dated Nov. 5, 2010. The purchasers’ title search placed plaintiffs on notice of a defect occasioned by the existence of a sewer easement and active sewer line running under improvements to the property. Plaintiffs say the property is diminished in value by $150,000 because of the defect, and is now unmarketable. Plaintiffs charge breach of contract, and legal malpractice against the White Law Firm, and seek judgment in principal sum of $250,000.
