Hallsley sells larger lots directly to homebuyers

For its newest section of larger home lots, a Chesterfield development is taking a different approach to marketing sites to homebuyers.

Rather than selling those sites to builders who would then sell them to buyers, Hallsley has been selling directly to prospective homeowners for the 28 lots that make up its new section called The Woodlands, distinct for consisting of 1-acre lots that are triple the size of other available lots in Hallsley.

East West Communities, the developer behind Hallsley, started taking advance orders for the larger lots in June, when it was hosting this year’s Homearama showcase. Where that event featured homes in the $1 million range, homes in The Woodlands are expected to be comparable, said Daniel Jones, project manager for Hallsley.

Seven of the sites, or a quarter of those available, sold the first day they were offered early last week. Since then, three more have sold, at prices from $170,000 to $230,000. Remaining lots will be offered to builders this Thursday.

With 18 of the 28 lots remaining as of Monday, Jones said of the Woodlands offer: “It’s met and exceeded our expectations.”

“With The Woodlands, because of the nature of those lots – and knowing the complexity and price point of where these homes will end up, and it’s a more discerning buyer – we wanted to give that buyer an opportunity to really pick their dream home site,” Jones said. “And they will then have the opportunity, as they see fit and on their own time schedule, to really select a preferred builder of their choice and go through that process.”

Where Hallsley’s typical presale process requires builders to secure an agreement with a buyer before a deal is made, Jones said the approach Hallsley took with The Woodlands allows buyers more time to shop around for a builder approved to build in Hallsley. Those include Biringer Builders, Creative Home Concepts, Falcone Custom Homes, Homesmith Construction, LifeStyle Home Builders, Main Street Homes, Perkinson Homes and Ray A. Williams Custom Homes, among others.

“It allows them to take their time in interviewing all the builders and design a home that is commensurate with the magnitude of this lot,” he said.

Jones said homes built in The Woodlands will be a minimum of 3,200 square feet and range to as much as 6,000 square feet. He said prices would range from $800,000 and up.

Hallsley is now more than halfway to completion, with more than 400 of its nearly 800 planned home sites sold. Jones said Hallsley is on the same sales pace as last year, when it sold a total of 165 homes, while its average sale price has increased, from $611,000 last year to $640,000 this year. Prices in other sections of Hallsley range from $450,000 to $1 million and up.

Jones said Hallsley has more than 15 $1 million homes that have been sold or are under construction this year. Among them are seven of the nine homes that were featured in Homearama, which broke all previous attendance records for the event over the past 20 years with 22,094 attendees.

After The Woodlands, Hallsley’s next section will be The Oaks, which is planned to open next spring. The section will total 57 lots ranging in price from $450,000 to $500,000.

Meanwhile, a builder new to the Richmond market will be making its first impression on land adjacent to Hallsley. Delaware-based Schell Brothers recently purchased a 40-acre tract along the east side of Hallsley from developer Casey Sowers.
