Magnolia Green caps off $11M in improvements

Two years after expanding its centerpiece golf club from nine to a full 18 holes, a massive residential development in Chesterfield County has added two more amenities representing more than $11 million worth of construction.

Magnolia Green earlier this month cut the ribbon on its new clubhouse for Magnolia Green Golf Club, four months after it unveiled its new aquatic center in July.

Construction on both projects kicked off in October 2016, a year after the golf course was made whole with the addition of nine holes that were part of a separate, $7 million project.

The clubhouse and aquatic center each totaled $5.6 million in construction, adding up to more than $11 million in investment from iStar Financial, the New York REIT behind the 1,900-acre Magnolia Green. Vice President Tom Page called the projects’ completion a milestone for the development, planned for 3,500 residences off Hull Street Road west of Woodlake.

“We now have the total package,” Page said Monday. “We finished the golf course a couple years ago, and now we have the clubhouse. Completing the building is huge for the project.”

Designed by Tony Paladino with Atlanta-based Raphael Garcia & Associates, the two-story, 15,000-square-foot clubhouse includes a restaurant, bar and golf pro shop, as well as 4,800 square feet of event space and a 1,300-square-foot covered rear dining area.

The facility can accommodate up to 220 guests for private functions and is open to golf club members and the public. It hosted its first wedding in late October.

Richmond-based Timmons Group was the site engineer for the project. Other firms involved included Alexandria-based LandDesign, which provided land planning and landscape architecture work, and D.C.-based kitchen supplier Acme Paper & Supply Co.

Totaling 10 acres and four swimming pools, the aquatic center consists of an eight-lane, Junior Olympic-sized competition pool, a children’s splash pool and play structure, an activity pool with a water slide tower, and a lounge pool with in-pool seating. The center also includes a pirate-themed playground designed by California-based Daniels Wood Land.

With those projects completed, Page said work is underway on a practice facility for the golf course that would complement its existing driving range and practice area.

The projects are the latest amenities for Magnolia Green, which launched a promotional campaign earlier this year with local marketing firm Dotted Line Collaborations. Townhomes and single-family homes in the development range in price from $230,000 to $1 million and up.

I don’t believe I’ve seen anything quite like that outside of a ‘
Maui resort. That’s amazing! There are some really nice ones in western Chesterfield PUDs but this is the category leader.
