The local million-dollar home-buying market in August was as hot as the weather, with each of the Richmond area’s top five home sales reaching or exceeding $1.5 million.
The top two sales for the month both exceeded $2 million, while the other three all hovered around $1.5 million – the first time this year all five of a month’s priciest sales reached such heights, according to the Central Virginia Regional Multiple Listing Service.
Topping the list for August was 643 Walsing Drive in Henrico’s Mooreland Landing, a 7,400-square-foot house that sold Aug. 13 for $2.26 million. Joyner Fine Properties’ Richard Bower had the listing and represented the buyer, who purchased the five-bedroom, 5½-bathroom house under an LLC.

Coming in second was 8 Berkshire Drive, another home in western Henrico that sold Aug. 16 for $2.04 million. Joyner’s Sue Farrell listed the 11,800-square-foot home, and Jeannette Mock with Re/Max Commonwealth represented the buyer, who likewise purchased the five-bedroom, 6½-bath house through an LLC.

Next on the list was 307 Riverside Court, an 8,000-square-foot home in Goochland’s Pembroke subdivision. The five-bedroom, 6½-bath house sold Aug. 3 for $1.55 million, below its May 6 list price of $1.69 million.
Joyner’s Bower had that listing as well, co-listing with fellow Joyner agent Sue Vaught, and Bower likewise represented the buyer, identified in county property records as Fereidoon and Roxanne Ghahramani. The seller was Philip Joseph Young. A county assessment most recently valued the 3.6-acre property at $1.44 million.

The month’s fourth-priciest sale was 216 Paxton Road, a 5,000-square-foot house in Richmond’s West End. The four-bedroom house with three full bathrooms and two half-baths sold Aug. 24 for $1.51 million, below its latest asking price of $1.59 million.
Long & Foster’s Eliza Branch had the listing and represented the sellers, listed in city property records as Heath and Sarah Knakmuhs, who purchased the home in 2013 for $1.4 million. A city assessment valued the 2-acre property at $1.4 million.
Joyner’s Laura Roesser represented the buyers, listed in records as Michael and Dorothy Cerruti. Michael Cerruti is founder of Live Oak Development LLC, a Clifton-based property-management firm.
