Agent sells her own home in February’s top residential real estate deal

A local real estate agent’s $2 million sale of her lakeside residence in Midlothian led the pack of Richmond-area home sales in February.

Joyner Fine Properties’ Karen Berkness was the listing agent and seller on the month’s highest sale: 3801 Old Gun Road, which sold Feb. 22 for just over $2.02 million.

The 7,100-square foot house was most recently listed Dec. 15 at $2.25 million. Pam Diemer with Long & Foster represented the buyer, listed in Chesterfield County property records as SRMM LLC.

Berkness owned the house with her husband, Alexander (“Sandy”) Graham Jr., a partner at Williams Mullen. They bought it in 2005 for $1.87 million, property records show. The latest county assessment valued the nearly 6-acre property at $1.53 million.

Totaling five bedrooms and 5½ bathrooms, the Mediterranean-style house had been on and off the market multiple times since 2010, according to online real estate info.

The couple listed it again in 2018, when it appears it was put under contract but never closed. The house returned to the market in early 2020 and was delisted in late March, before relisting in December and going under contract about a week later.

At the time of the 2018 listing, Berkness said they were downsizing and looking to stay in the area. She could not be reached for this report.

Built in 1987, the two-story home fronts Reed Pond and is just south of the James River. The house includes a second-floor master suite and library, and a lower level includes an exercise room, media room, workshop and storage areas. The property also includes a pool, pool house with full bathroom, tennis court, bluestone terrace and three-car garage.

Berkness’s most recent listing marketed the home as a retreat in the age of COVID, with spaces that could be used for home offices and learning, as well as land allowing for socially distant gatherings.

The house isn’t the first on Old Gun Road to top area monthly home sales. A few doors away, a riverside Tuscan-style house at 3822 W. Old Gun Road claimed the top spot in August 2019, selling for $2.08 million.
