Porter Realty exec lists his Windsor on the James home for $3M

The head of a local commercial real estate firm is looking to make a deal on the residential side, putting his western Henrico home up for sale with a multimillion-dollar price tag.

Robert “Bob” Porter Jr., president and principal broker of Porter Realty, listed his residence at 216 Brookschase Lane with an asking price of $2.99 million. The 7,200-square-foot brick colonial is on a corner lot in the Windsor on the James neighborhood.

“We like where it fits in the market at that price point,” Martin said. “Both of us are aware that there’s definitely a good amount of buyers over the $2.5 million range. Obviously it’s a great neighborhood, so we’re interested to see how things go.”

It’s the first time the house has been put up for sale since it was built in 1995 by Mako Builders. Porter has owned the roughly half-acre property since 1993, when the lot was purchased for $125,000, Henrico property records show. The county most recently assessed the property at $1.42 million.

Martin said Porter is relocating locally to a slightly smaller house with more of a one-level floorplan.

Totaling six bedrooms and 5½ bathrooms, the three-level house includes a foyer with marble floor and curved staircase, a sunroom, a gas fireplace with marble surround, and a first-floor laundry room and bedroom with en suite.

A primary suite on the second floor has walk-in closets and two full bathrooms. Four more bedrooms fill that floor, which includes access to a walk-up attic. The basement level has a stone wood-burning fireplace and wooden bar and has walkout access to the backyard. A breezeway provides access to a detached two-car garage.

Martin and Brent are marketing the listing through their respective brokerages’ high-end home affiliates: Sotheby’s via The Steele Group, and Who’s Who in Luxury Real Estate, a Seattle-based collective that SRMF joined up with last year.

Martin said they’re aiming to attract both local and out-of-town buyers. Despite working for different brokerages, Martin said he and Brent have worked together before and both know Porter socially, hence the co-listing.

“We felt like, after talking with the seller, that working together would be good,” Martin said. “We’re going to attack it together with both brokerages, with our marketing campaign that we do. We’re pretty heavy social media, and organically with print, so we’re moving in different angles.”

Both Martin and Brent are familiar with the higher end of Richmond’s home market. Last month, Martin represented the buyers of July’s top sale, a 5,500-square-foot colonial in Richmond’s West End that went for $2.75 million – $750,000 over list price. Last year, Brent was the buyer’s agent on the $10 million deal for the 261-acre Glen Roy estate.

The Brookschase house isn’t the only multimillion-dollar listing in Henrico to hit the market in recent weeks.

In Henley, near Short Pump, a 9,800-square-foot house at 12413 Willscott Place was listed Aug. 13 at $2.25 million. Steele Group’s Debbie Gibbs has that listing, representing seller Stanton McComb, president of McKesson Medical-Surgical. The house was put under contract Thursday.
