Manchester may not yet have its long-awaited big box grocery store, but a Chipotle is on the way.

The burrito chain behemoth plans to open this fall at 505 Hull St., according to company spokeswoman Sally Evans.

The restaurant will open in 3,000 square feet, filling out the existing open commercial space at Thalhimer Realty Partners’ City View Marketplace development. Chipotle will share that building’s ground floor with Meriel Salon. The development also features The Continental Manchester and Stella’s Grocery as well as an ABC store.

Thalhimer brokers worked both sides of the deal, with Alicia Brown and Annie O’Connor representing the landlord and Connie Jordan Nielsen representing Chipotle.

The Manchester location will be Chipotle’s 15th in the Richmond area and its first in South Richmond, according to the company’s website. The chain has plans to open another Midlothian restaurant in spring 2023.

While Chipotle is taking the last bit of existing leasable commercial space at City View Marketplace, more is in the works. The development’s next phase will break ground in the coming months at the parking lot next to Chipotle’s space, where 271 apartments with about 10,000 square feet of commercial space will rise.

Construction on that building is expected to be completed in early 2024, Brown said this week.

Also in Manchester, Thalhimer recently acquired the former Sampson Coatings property at 301 Hull St. for a redevelopment project.

Elsewhere in the Manchester restaurant scene, the owners of Lillie Pearl plan to open a new concept at 1303 Hull St. in the spring.
