Local contractor leaving Scott’s Addition HQ for new office in Diamond area

After 23 years in Scott’s Addition, a longtime local general contracting firm is preparing to exit the neighborhood and is heading to what may be the next hot spot in town.

Daniel & Co. is moving its headquarters from 1800 Roseneath Road to 3207 Hermitage Road, which sits within eyeshot of The Diamond and the forthcoming Diamond District development area.

The firm paid $739,000 for the Hermitage Road property last week. The site includes a 0.6-acre parcel and a building that had been home to construction nonprofit The Builders’ Exchange Association of Virginia until it closed in late 2021.

Daniel & Co. is planning to build an additional 3,000 square feet onto the existing 4,300-square-foot building, company President Sam Daniel said.

It closed on the acquisition on June 28, city records show. The property was most recently assessed by the city at $1.4 million.

The move will free up the company to redevelop the site of its current spot in Scott’s Addition. The exact specs of the redevelopment haven’t been decided on yet, Daniel said, but it’ll likely be a mixed-use project.

In its 76-year history, Daniel & Co. has done all sorts of work around town, including high-profile projects like Main Street Station, the Virginia Museum of Fine Arts’ sculpture garden and a pair of renovations to the Governor’s Mansion.

Some of its more modern, new-construction projects include The 2200 at Cary, a 19-townhome project in the Fan that’s it’s developing, though Daniel said the firm has become known for its historic renovations.

“We’ve worked on the Carillon, which is a real feather in our cap,” Daniel said. “The first job I ever worked on in Richmond as a project manager was the current Supreme Court of Virginia building in 1980. We converted it from the Federal Reserve to the Supreme Court’s building.”

Daniel & Co. has owned its 0.7-acre Roseneath property since 1999, when it bought it for $479,000. It’s now assessed by the city at $1.8 million.

Daniel said they’re very early in the planning process for the Roseneath redevelopment.

“We haven’t done anything other than know we have a property that needs to be further developed,” Daniel said. “Given the shape and size of the property, unless we can attract a partner on one side or the other and expand the footprint, it’s going to be a long, narrow piece of property. The question is just how many floors it will be.”

The Builders’ Exchange Association of Virginia closed at the end of 2021 after over a century in business.

He said it’ll probably be at least a year until they complete the move to Hermitage, at which point he’s hopeful they’ll have a clearer plan for Roseneath.

However, work on the city’s Diamond District redevelopment project may well be underway by then, and Daniel wondered whether the company will wind up having traded one bustling neighborhood for another.

“I wonder how much sense it makes to be on Hermitage since the same problem we’re running into over here in Scott’s Addition is going to follow us over there to Hermitage with the Diamond District,” Daniel said, referencing higher real estate taxes along with car traffic and parking issues.

“We’ve been in Scott’s Addition since ’99, and back then after 5 o’clock you didn’t see anybody,” he said. “Now all you see is people, and the later it gets the more people you do see.”
