Goochland spec house sells for $2.6M in September’s top deal

A newly built house in Goochland’s Lower Tuckahoe area led the pack of the region’s priciest home sales last month.

The 5,400-square-foot house at 107 Fox Gate Lane sold at list price Sept. 30 for $2.69 million.

The colonial-style home on a wooded 6-acre lot was listed Aug. 11 and went under contract two weeks later.

The buyers are Jared Silverman and Lange Taylor. They were represented by Robb Moss with Long & Foster’s Westham office.

The seller was an LLC tied to Rhett Starke, a local builder who resides in the neighborhood. He was represented by Sean Stilwell with The Steele Group | Sotheby’s International Realty.

Starke’s LLC purchased the lot in 2019 for $275,000, property records show. A building permit filed with Goochland County in 2020 listed the home’s construction value at $474,000. The county’s assessment of the property did not reflect the construction, which was completed this year.

Stilwell, who said he has worked with Starke for years and represented him when he purchased the land, described the home as a blending of new construction with a classic architecture. The colonial-style home with copper roof and gutters was designed by Robert Steele of Bob Architecture.

“The intent from the beginning was to have it look like a house from the mid-1800s with an addition from the early 1900s. A few people had asked if it was a renovation, which we thought was the highest compliment the builder could receive,” Stilwell said.

“We had three people circling it, and then Robb’s buyers saw it and had to have it. They brought us an offer that worked, and we got full price, cash.”

Moss said Silverman and Taylor had been looking for several months when they came across the listing and immediately made their offer. He said the married couple is relocating to Richmond from Atlanta. Taylor is a travel advisor and marketing consultant.

“They toyed with living in the city or more of a rural setting, and this fit the bill because it’s sort of halfway between,” Moss said. “It’s not totally rural, but they’re on 6½ acres, so it met their needs as far as location. And then the house was just brand-new construction, done very well. Everything was high-end. The builder really did a nice job with this house.”

Totaling four bedrooms and 5½ bathrooms, the 2½-story home has a first-floor primary suite with a laundry room and porch, quartz countertops and two dishwashers in the kitchen, a vaulted-ceiling living room with wood-burning fireplace and a library with gas fireplace.

A second laundry room and the remaining bedrooms are upstairs, and the U-shaped floorplan encloses a rear bluestone courtyard that’s bookended by the family room and a three-car garage. Saunders Roofing installed the copper roof, which Stilwell said will patina over time.

Built on spec, the home is a rare find from Starke, who Stilwell described as semi-retired. He said they’ve worked together on projects in Richmond’s Malvern Gardens and Stonewall Court neighborhoods, as well as the Cherokee Road area.

“He does a lot of additions. He doesn’t do work for other people; he’ll only do spec work,” Stilwell said. “He’ll do two a year. He’s been in the business off and on his whole life.”

In addition to building, Starke also owns a so-called hard-money lender LLC that’s at the center of the federal criminal case against former local house-flipper Josh Romano.
