After testing the market with a traditional listing two years ago, the Hadad family are putting their namesake lake on the auction block.
The Hadad’s Lake property at 7900 Osborne Turnpike is scheduled to be auctioned next month.
Known for its natural-bottom swimming pool, waterslides and sand volleyball courts, Hadad’s Lake had been a mainstay of Varina summer entertainment since the 1960s.
The family closed the water park and listed it, along with an adjacent 29 acres, for sale in 2023 with an asking price of nearly $1 million. But a buyer for the waterpark never came along.
That larger, neighboring parcel at 1140 Mill Road, which includes a 2,000-square-foot ranch house, was sold at a foreclosure auction last spring. The buyer was an entity tied to Fauzia Shafik of Fairfax, who couldn’t be reached for comment. No plans have been filed for that parcel.
After losing the larger parcel, the Hadad family is now looking to auction off the remaining 6.5 acres on which the water park stands. The park auction is not a forced sale.
Hadad’s Lake owner Dorian Hadad wasn’t available for comment by press time.
The auction is being conducted by auction house Tranzon Key, with Rae Nunnally and Linda Terry overseeing it. The minimum starting bid is set at $300,000. Henrico County most recently assessed the property at $438,000.
The land is zoned primarily B-3 Business District, which allows for commercial, automotive and recreational uses. Nunnally said the property could still be used as an outdoor recreation area.
“I see it as an opportunity for a children’s camp or recovery groups,” Nunnally said. “It’s an expansive property with ample parking, it lends itself to having a little bit of fun outdoors.”
Also on the property are a handful of gazebos, a banquet hall and club building, all of which Nunnally said need work.
The auction will take place online and run April 7-9. Tranzon is planning to offer tours of the property on April 3.
Dating back nearly 60 years, Hadad’s Lake has hosted all sorts of events over the decades. In 2019, AMC’s “The Walking Dead” filmed at the park, and in the mid-2010s local metal band GWAR held both a “GWAR B-Q” music festival, as well as a Viking funeral for late frontman Dave Brockie’s on-stage persona Oderus Urungus.

Had a few good times at this place. Parties, dances …some pretty wild..Hate to see places like this go.
