?A recent project that is garnering national attention is Eleven North, a vibrant infill apartment project located in the urban renewal Gulch neighborhood of Nashville. The project is 302 luxury apartments in two four- and five-story wood-framed buildings with all surface parking. Eleven North has been enthusiastically embraced by the local community, being voted Best Apartment Community of 2012. Additionally, its style, location and amenities have had great appeal to its target market of young professional and graduate students. Eleven North has rented well ahead of developer projections; additionally, the entire community sold for more per unit than any other project in the history of the city.
The Gulch Business Improvement District came into being in 2006 when residents and businesses formed a partnership to revitalize their declining neighborhood. The style and amenities of Eleven North helped to attract needed residents to the area; beyond its style, the project also embraces the Gulch’s green mission as the South’s first LEED-certified neighborhood with electric car charging stations, on-site recycling, solar shades, low-e windows, upgraded sound insulation, bike racks and the city commuter path that runs through its back yard. Clearly, for the Music City, its residents and its developer, Eleven North has been a smash hit!
Eleven North has been awarded a 2013 Pillars of the Industry Award Finalist from the National Association of Home Builders (NAHB).
