600-acre subdivision getting its finishing touch

The final phase of an upscale residential development in Midlothian is under way.

Thirty-seven single-family houses will be built in the new Forest Park section at Founders Bridge. Builder Winchester Homes is doing the construction and will complete the 600-acre community that was established in 2001.

Winchester kicked off the new section with an open house at Founders Bridge last month. One house has already been sold. John Monacci, Winchester Homes executive vice president, said the company hopes to start building in late spring. Construction on a model house should start this week.

The builder said the houses will feature half-acre to one-acre lots and start out at $579,900. The largest of the four-bedroom models is 4,157 square feet.

The houses can be built with a finished basement – a feature Monacci said proved very popular at Winchester’s Stable Hill development in Glen Allen, where the builder also has a new phase in the works.

Monacci said he didn’t know how much it will cost to build Forest Park, but he said Winchester will finance the project itself.

Local private equity firm Markel | Eagle Partners owns the land for the final section and is preparing the lots that Winchester will be purchase. Markel | Eagle bought the property from Grayco, which has developed much of Founders Bridge.

Founders Bridge straddles the line of Chesterfield and Powhatan counties and is home to Independence Golf Club. The course, which has been an important piece in selling homes in the subdivision, changed ownership last year.

John Farrell, a Realtor with One South Realty who sells Founders Bridge houses, said the layout of the 600-or-so-acre property called for 402 houses – 200 in Chesterfield County and 202 just across the county line in Powhatan County.

The land for Founders Bridge was pieced together initially by the late Chesterfield developer Buddy Sowers. Sowers eventually sold the land to Grayco.
