Company trades Innsbrook for Chesterfield

A local firm that specializes in due diligence is leaving its Innsbrook office for one its owner just bought in Chesterfield County.

Dominion Due Diligence and its 120 employees will relocate by the end of the year to 201 Wylderose Drive, a 26,000-square-foot building purchased this month by its founder and president, Rob Hazelton.

Through Grace Holdings LLC, Hazelton acquired the property for $2 million in a deal that closed May 16. The seller was Prodigy Development Co. LLC.

It’s the third time in five years that Hazelton has bought a bigger office for the company he launched in 1994. It specializes in environmental, engineering and energy studies for clients in the affordable housing and healthcare industries.

Its clients include the likes of Berkadia, Wells Fargo, Prudential and the Richmond Redevelopment Housing Authority. The company is now helping to privatize housing authorities across the country. Hazelton said 10 percent of Dominion Due Diligence’s revenue comes from Virginia. The company also has an office in Denver, Colorado.

Its first real estate deal in Richmond was for a 5,000-square-foot office at 2311 Westwood Ave. in 1996 that Hazelton eventually sold. In 2002, he bought the 14,000-square-foot building at 4120 Cox Road and later sold it to the late Bob Atack, a well-known local developer. Then Dominion Due Diligence rented a 25,000-square-foot space at 4121 Cox Road, where it’s been for the past five years and has a lease coming to an end in February.

Logo - D3GHazelton said he thinks the move to Chesterfield means his company will be situated in a growing area that has new infrastructure for electricity and IT as well as dining amenities for his employees. The building is near Midlothian Turnpike’s intersection with 288.

“You can see it coming,” Hazelton said of the area’s future growth. “It was a place to find a home that’s easy for my employees to get to that has services that allows my employees to be productive at work.”

Hazelton said Dominion Due Diligence workers have already bought homes in Chesterfield in preparation for the company’s move. He contrasted the growth he sees in Chesterfield with the “aging Innsbrook infrastructure.”

“Traffic is getting really hard now, too,” he said of Innsbrook.

Hazelton has enlisted Monument Construction to design and renovate Dominion Due Diligence’s new office. He said plans call for significant interior renovations.

Congratulations to Rob H. For the growth and decision to move to Midlothian. There’s a lot going on along that strip of the Turnpike right now. It’s finally hot!
