A well-established pediatrics practice and an up-and-coming orthodontist will be among the occupants of a new building going up next to Ukrop’s Market Hall.
Pediatric Associates of Richmond and Doswell Orthodontics plan to open this spring at Sunset Hills Square, a development at the corner of Patterson Avenue and Horsepen Road.
The two medical practices will fill most of the 15,000-square-foot medical office portion of Sunset Hills Square, which also consists of the year-old Ukrop’s food hall.
Pediatric Associates of Richmond will relocate from its nearby, longtime office at 7113 Three Chopt Road Suite 101 inside the Triangle Park shopping center.
Jeffrey Mapp, managing partner of Pediatric Associates of Richmond, said the group has been in the Triangle Park office for more than 30 years. He said it was hard to pass up the chance to build a new office from scratch, while staying close by.
“We’ve been in this location for so long and our patients know this office as our home base,” Mapp said. “We get to design (the new office), as opposed to this that evolved over time.”
At 10,000 square feet, the upcoming office is about the same size of the current office at Triangle Park, Mapp said.
Pediatric Associates of Richmond also has offices at 8485 Bell Creek Road Suite B3 in Mechanicsville and 4300 Pouncey Tract Road in Short Pump. The practice has a total of 67 employees, of which 17 are physicians and six are nurse practitioners.
Its new neighbor in the building isn’t as long in the tooth.
Doswell Orthodontics is a new orthodontic practice that will be launched by Katie Doswell. The Richmond native previously worked as an associate at another local orthodontics practice for three years before she decided to strike out on her own.
Doswell settled on Sunset Hills because it is close to her home in the city.
“I wanted to work in the area where we are living. We pass that location almost on a daily basis. So, when the opportunity presented itself, we were very interested,” she said.
Doswell owns the practice and her husband Andrew Born handles the books. Born works at Re/Max on the real estate firm’s corporate team.
Doswell plans to hire two to three administrative and clinical employees.
Pediatric Associates has a lease on the building’s main 10,000-square-foot space. Doswell will occupy one of the building’s pair of roughly 2,500-square-foot spaces.
The remaining space was still up for grabs as of earlier this week, said Rob Lanphear of Pivot Development, who’s overseeing the project. Construction is underway and expected to finish in mid-2022.
Koontz Bryant Johnson Williams is the project engineer, 510 Architects is the architect, Shoosmith Construction is doing the site work and Commonwealth Construction Management is the contractor.
