Windsor Farms home tops three other $2M sales in July

The purchase of a home in Windsor Farms led area residential real estate deals in July, including three other sales that reached the $2 million mark.

The colonial-style house at 331 Clovelly Road sold July 22 for $2.3 million, above its June 13 list price of $2 million.

The two-story house was built in 1967 and was recently renovated.

The 5,300-square-foot house on a 0.7-acre lot was put under contract June 23 and closed a month later. The purchase was an all-cash deal, according to a buyer financing description on the Central Virginia Regional Multiple Listing Service.

Margaret Wade with Long & Foster Real Estate had the listing, representing sellers Christopher and Michelle Finn. The couple purchased the property for $1 million in 2013, when it was assessed by the city at $950,000.

The city assessed the property this year at $1.2 million.

Wade said they received multiple offers on the house, which had been renovated in recent years and is located near the end of the dead-end road.

“We had 15-plus appointments, maybe around 20 or so showings. There’s still a lot of buyer demand out there,” Wade said. “It was turnkey, so that is what had the appeal. People just don’t want to do a lot of renovation or work right now, and the current homeowners just did a really beautiful renovation.”

Wade said she had a previous relationship with the Finns that led to her taking on the listing. She would not say where the Finns are moving.

Property records list the buyer as Andrew Reynolds Owen. He was represented by Long & Foster’s Eliza Branch.

Totaling five bedrooms with four bathrooms and two half-baths, the two-story brick Georgian was built in 1967 and has an upstairs primary suite with a marble bath, a renovated kitchen with quartzite countertops and an adjoining sun room. Wade said all of the bathrooms were renovated.

A lower-level rec room includes a bar/kitchenette, a bedroom with en suite, and an office. The room opens out to a fenced yard with gazebo, and a bluestone terrace is off the sun room. The house also includes four fireplaces, a generator and circular driveway.

Wade said the home’s location on Clovelly was appealing for its seclusion as well as proximity to city amenities.

“It’s a really special street within Windsor Farms,” she said. “There’s no cut-through, it’s very quiet and you’re close to the river.”

The house is across the street from another multimillion-dollar listing that recently went under contract.

The 9,300-square-foot house at 332 Clovelly Road hit the market in April with an asking price of $3 million. It went under contract June 25 after dropping in price to $2 million.

Wade and Branch, both in Long & Foster’s Grove office, also worked July’s fourth-priciest sale, but on opposite sides of that deal. Rounding out the month’s top five sales were, according to CVRMLS:

Love seeing this each month; interesting as this is the first time I have noticed that each top 5 sale is in a different locality.
