The 35-acre Oaklea estate at 330 Flag Station Road sold May 1 in an off-market deal that takes the top spot as the priciest home sale not only for May but for 2023 so far.
The previously unknown transaction closed the same day as the sale of 402 S. Mooreland Road, a 10,000-square-foot home on a 5-acre lot in western Henrico that changed hands for $5.3 million.
Oaklea, about five miles west in Goochland County, sold to a mystery buyer who bought the estate through an entity called Oaklea LLC.
The seller was Duval Investment Properties LLC, which bought the estate two years ago for $2.82 million.
Goochland property records show the county assessed the four parcels that make up the estate at $4.36 million collectively.
Located off River Road just west of Route 288, the hillside estate along the James River was previously owned by John Luke Jr., at the time the nonexecutive chairman of packaging company WestRock and a former CEO of its Richmond-based predecessor, MeadWestvaco.
Before that, the estate was the home of Ann and David Martin. David, who died in 2012, was a co-founder of The Martin Agency and later founded another ad firm, Hawley Martin Partners.
Built in 1939, the Georgian-style, brick-and-slate main house totals 6,700 square feet and was renovated while the Lukes owned it by Mark Franko Custom Building, which also designed a guest house that replaced an older one that was torn down. A heated pool and pool house also were added.
The main house includes five bedrooms, 5½ bathrooms and three gas- and wood-burning fireplaces. When the house was listed in 2021, it was equipped with “smart home” technology and a generator.
Rear-side doors open up to create an indoor-outdoor space, and the house also includes a curved staircase and wine cellar. The estate includes a tennis court and four ponds, one with a fishing dock.
While Oaklea now claims this year’s top sale, a nearby listing could take it in coming months. The 18-acre Sharp family estate at 501 Rivergate Drive, listed in March at $9.5 million, was put under contract earlier this week.

This is incredible news for the RVA market! We truly are the last affordable RE market, especially when you consider NOVA.
Affordable? It sold for $7M.
Paying that kind of a markup in just 2 years sounds like money laundering.
