Sina Hospitality is a step closer to adding a new extended-stay hotel to its hometown market.
The Chesterfield-based hotel operator led by Ravi Patel filed in recent days a rezoning application that would clear the way for a 95-room, four-story TownePlace Suites hotel at 101 N. Providence Road, just off Midothian Turnpike near the Powhite Parkway interchange.
TownePlace Suites is a Marriott brand of extended-stay hotels.
Sina hopes to start construction on the $15 million hotel in the second quarter of next year, Patel said in an interview Monday.
But before that, the proposal will need a review by the county’s Planning Commission, which Patel estimated could take place in several months. Following that will be final consideration of the rezoning request by the Board of Supervisors.
The site of the future hotel is an assemblage of several wooded parcels that Sina purchased for $480,000 in 2020, per online property records. The hotel’s price tag includes land acquisition in addition to construction.
Harlan Construction in Hopewell is the project’s general contractor. Louisville-based architect Edward Eiche has been tapped to handle the design of the hotel. The project’s engineering firm is Petersburg-based The Site Design Co.
Patel said that though a June site plan for the project shows a slightly lower room count, Sina is actually planning for 95 rooms in the hotel, and the rooms will feature kitchenettes.
“(The hotel) is geared toward your extended-stay folks,” Patel said.
The project also includes a shared-use path along Providence Road and a sidewalk along Burford Road. There would be vehicle entrances to the hotel’s parking lot on both roads.
With a northwestern Chesterfield presence already established with a Fairfield Inn & Suites at 150 North Pinetta Drive, Patel said the planned TownePlace Suites will help Sina further consolidate its presence in that part of town.
“We have a Fairfield off Midlothian Turnpike, so it makes sense from geographic standpoint to have another property in the area. Midlothian is generally is a busy area, so we feel a new extended-stay hotel will perform well,” he said.
The upcoming TownePlace Suites hotel is expected to break ground shortly after the start of construction of another pending Sina project; a five-story, 101-room Residence Inn at 5249 Commonwealth Centre Parkway in the Brandermill area of Chesterfield.
Construction on that project is anticipated to get rolling on construction in the first quarter of 2024, Patel said. The company currently has 31 hotels in six states.
Sina’s portfolio of active hotels in the greater Richmond region consists of the Fairfield Inn & Suites on North Pinetta Drive, Fairfield Inn & Suites at 5252 Airport Square Lane, Springhill Suites at 12301 Redwater Creek Road, Hampton Inn at 11909 South Crater Road and Candlewood Suites at 15820 Woods Edge Road, per its website.
Sina currently has its headquarters at its Candlewood Suites hotel in Chesterfield. Patel said the company is planning to relocate its offices to another one of its Chesterfield hotels.
In other local hotelier moves, Shamin Hotels recently bought the former Hardee’s restaurant property at 921 Myers St. in Richmond. The company has yet to comment on its plans for the site, which sits just south of the Diamond District.
