Hampton Gardens, Mooreland-area houses among top five home sales in October

While two of the biggest area home sales in years led the pack of the priciest residential real estate deals in October, the month also saw two other transactions that reached the multimillion-dollar mark.

The $8.7 million sale of the 18-acre Sharp family estate in Goochland’s Rivergate community took the top spot when it closed Oct. 10, followed two days later by the $6.2 million sale of 5105 Stratford Crescent, a 10,000-square-foot house on a double lot in Richmond’s Hampton Gardens neighborhood.

Scott Ruth and Scott Shaheen with Shaheen, Ruth, Martin & Fonville Real Estate had the Rivergate listing for seller Sherry Sharp, who they said is remaining local. Richard Bower with Joyner Fine Properties represented the mystery buyers, who purchased the lakeside estate through a Florida-based LLC.

SRMF’s Holly and John Martin had the Stratford Crescent listing, representing sellers Matthew and Amy Ernst. John Martin also represented the buyer, who made the purchase using an LLC registered in Roanoke.

The month’s next-priciest sale was 315 Oak Lane, a 4,100-square-foot colonial in Hampton Gardens that sold Oct. 11 for $2.5 million. It was listed Sept. 15 at $1.99 million and went under contract five days later.

Wife-and-husband SRMF team Paige and Scott Shaheen had the listing for sellers Scott and Tammy DeRosier, who bought the house in 2012 for $615,000 and renovated it a year later. The nearly half-acre property was assessed by the city this year at $1.42 million.

Scott DeRosier has worked for KemperSports and is a former general manager of Independence Golf Club. Tammy has worked at investment advisory Dorsey Wright & Associates, now Nasdaq Dorsey Wright.

Scott Shaheen said they had 23 showings and received six offers for the DeRosiers, who he described as friends of his and Paige. He said the DeRosiers are remaining local but declined to discuss them further.

Long & Foster’s Jane Vick Gill represented the buyers, listed in property records as David and Allison Zuelzer. David is an orthopedic surgeon with UK Healthcare at the University of Kentucky, where Allison is an anesthesiologist. Gill said she could not discuss her clients.

Totaling four bedrooms and 4½ bathrooms, the two-story brick house was built in 1932 and previously renovated in 1997. Shaheen said the DeRosiers’ renovation included a rear addition, and the property includes a two-car detached garage and outdoor living space with outdoor fireplace.

“The house was kind of unique in that it was 4,100 square feet finished, but it had the ability to have another 900 square feet finished that’s already under-roof,” Shaheen said, describing an attic area that provided another 400 square feet of usable space, and a 500-square-foot room over the garage that was electrified and drywalled but needed a heat pump to be usable as an office or guest room.

Rounding out the top five sales in October were two near Henrico’s Mooreland Farms neighborhood: 9211 Cragmont Drive in Mooreland West, which sold Oct. 12 for $2.3 million; and 9001 Forest Ridge Court in Mooreland Landing, which sold Oct. 10 for $1.92 million. Both had been listed at $1.95 million, in September and July, respectively.

Stilwell said he had about 30 showings and received multiple offers for Spruce, whose renovation, designed by Island Architects, was nominated in the Best Single Family Residential category in this year’s Golden Hammer awards. The house was listed Sept. 7 and went under contract a week later.

“Several agents said it was the nicest renovation they’ve been in,” Stilwell said. “It was a very nice renovation.”

Property records list the buyers as Henry Ivey Jr. and Susan Ivey, who were represented by Renee Sheehy with High Net Worth Properties. Henry founded Parkway Physicians in Vinton and retired in 2021, according to a Vinton Messenger article.

Sheehy said the Iveys had been searching for a while and jumped at the listing when it came up.

“The property was perfect,” Sheehy said. “It had been a flipper property, and the gentleman who did all the renovations had done every top end on everything. It was absolutely gorgeous.”

Totaling six bedrooms and 4½ bathrooms, the 1½-story Cragmont house was built in 1986 and is on a corner lot. The first-floor primary suite includes two walk-in closets and attached laundry room, and another bedroom is on the ground floor along with a two-car garage. The second floor has four bedrooms and a family room.

Henrico County has assessed the ¾-acre property at $1.46 million.

For 9001 Forest Ridge Court, SRMF’s Kim Condyles and Taylor Thomas had the listing for sellers Fred and Rebekah Bisger. Jaimee Fulton with Providence Hill Real Estate represented the buyers, Lee and Laura Grimes. The 5,000-square-foot home with four bedrooms and 4½ bathrooms on a 0.8-acre lot is assessed by the county at $1.25 million.
