A Sina Hospitality project that’s been in the works for several years is moving forward.
The Chesterfield-based hotel operator is planning to build a TownePlace Suites by Marriott hotel at 101 N. Providence Road in the northern part of the county.
With a recent zoning approval in hand, Ravi Patel, who leads Sina, said the plan is to break ground for the hotel in May or June 2024. The 90 rooms in the four-story extended-stay hotel will feature kitchenettes.
He anticipated it would take about 18 months to complete the project estimated to cost between $15 million and $17 million, a figure that includes construction, land and other expenses.
“Construction is still a moving target. Material shortages are still a real thing, unfortunately,” Patel said in an interview.
Hopewell-based Harlan Construction has been tapped to serve as the hotel’s general contractor. The Site Design Co. in Petersburg is the project’s engineering firm. Louisville architect Edward Eiche is handling the design work.
The TownePlace Suites is planned to rise on a site just off Midlothian Turnpike and near the Powhite Parkway interchange. Sina Hospitality acquired the project site, which consists of several parcels, for $480,000 in 2020, according to online land records.
Patel said his company first approached Chesterfield about the idea in 2019. In more recent months, the project’s room count shifted slightly up and down before it settled at 90 rooms.
The Chesterfield Board of Supervisors in December approved a zoning request tied to the project.
The latest iteration of the project includes creation of both a shared-use path as well as a sidewalk along Providence Road, and a sidewalk on Buford Road, Patel said. Vehicular accesses are planned on both roads.
The TownePlace Suites comes amid several hotel projects Sina has in the works in the region.
It expects to break ground next fall on a Residence Inn of about 100 rooms at 5249 Commonwealth Centre Parkway in the Brandermill area.
In November, Sina received zoning approval from Chesterfield supervisors for a 140-room TownePlace Suites hotel at 2011 Osborne Road in Chester.
Over in Henrico County, Sina expects to break ground in early 2024 on a 96-room Springhill Suites at 5252 Airport Square Lane. The project will rise next to an existing Fairfield Inn & Suites at the same address operated by Sina.
Other active Sina hotels in the greater Richmond region are Fairfield Inn & Suites on 150 N. Pinetta Drive, Springhill Suites at 12301 Redwater Creek Road, Hampton Inn at 11909 S. Crater Road and Candlewood Suites at 15820 Woods Edge Road, according to its website.
The company has 33 hotels in six states, according to its website.
