11,000-square-foot Rivergate house tops January home sales at $3.9M

Richmond’s high-end home market started the year off with a bang, with a local CEO paying nearly $4 million in cash for a house in Goochland’s Rivergate community.

Totaling 11,400 square feet on 6 acres, the six-bedroom, seven-bathroom house at 13299 Beckford Lane sold Jan. 5 for $3.92 million, below its original list price of $4.19 million in September.

The price was reduced a month later to $3.99 million, and it went under contract Dec. 6.

Pam Davis with Long & Foster’s Innsbrook office had the listing for the seller, an LLC tied to David McGeorge. McGeorge is the patriarch of the McGeorge family auto dealerships, which were sold to Graham Ourisman Automotive last fall in a deal that included $47 million for its four Richmond-area dealership locations.

Brian Walinski with Fathom Realty Richmond represented the buyers, listed in property records as Mario Baggio Carvalho and Renata Araujo Baggio Carvalho. Mario, who goes by Mario Baggio, is president and CEO of Alchemco, a Henrico-based concrete waterproofing manufacturer.

Walinski said the couple was drawn to the house for its size and acreage, which he said provides room for their growing family.

“The niceness of the house and the 6 acres that went along with it were also a plus,” Walinski said.

Davis said the house had been renovated since McGeorge, whom she did not refer to by name, bought the property two years ago for just under $3 million. She said upgrades were made to the kitchen, primary suite, bathrooms and entire downstairs level.

“It was very dated when my sellers bought it,” Davis said. “He made a lot of improvements to it, and then he moved out of state.

“People were thinking that they were selling it because they were flipping it, but that wasn’t the case at all. They renovated it to live there, and then life happened,” she said.

Built in 2007, the house includes a first-floor bedroom off a rec room and a two-story great room that opens out to a patio. A spiral staircase leads to the upstairs primary suite, which has heated floors, a steam shower and sauna, gym, walk-in closet, fireplace, and a balcony with an outdoor fireplace.

The three-level house also has two laundry rooms, an elevator and cedar closet, and the property includes a saltwater pool and heated spa pool.

The property is assessed by Goochland County at just under $3 million.

Davis said the listing received a lot of interest but no offers until the Carvalhos’ all-cash offer after the price was dropped in mid-October.

“The market was really funky back in September and October and November. It was like it died right as we put it on the market,” she said. “Right around Thanksgiving, the market just picked up again. We lowered the price to get some more interest, and then the market was turning at that time also.”

The house is a few doors away from the former Sharp family estate, which sold in October for $8.75 million in the biggest residential real estate deal of 2023.
