A general contractor couple’s seven-figure home sale led the pack of the priciest residential real estate deals in the Richmond area last month.
The 7,100-square-foot house at 5812 Grayley Court in Henrico’s Henley neighborhood was the top sale for February at $1.85 million. It sold Feb. 20 below its November list price of $2.26 million.
Catherine Stanley and Lindsay Dombroski of Shaheen, Ruth, Martin & Fonville Real Estate had the listing for the sellers, listed in property records as trustees for Rodney and Kathryn Wright. The Wrights are president and vice president, respectively, of Metro Group, a general contracting firm.
Records list the buyers as Hemal and Sanat Shah. They were represented by Abhijun Gupta of Robinhood Real Estate & Mortgage.
Dombroski said the Wrights are downsizing locally after having the house built in 2008.
“They were ready to downsize after their five kids left the house. Seven thousand square feet was just a bit much for two people to manage,” Dombroski said.
The two-story brick Georgian was built by Cory Atack’s Richard Atack Construction. The company was sold to Henley builder Perkinson Homes in 2019.
Totaling six bedrooms with five bathrooms and two half-baths, the house is on an acre lot on a cul-de-sac near the Henrico-Goochland line. It includes a first-floor primary suite, heated pool, detached three-car garage with upstairs living space, gazebo, outdoor kitchen and basketball court. Dombroski said the outdoor amenities were a draw.
“The pool was definitely a big draw. They had a little detached screened area where they had an outdoor grill, and the pool is just a really nice space. Not too many homes in the neighborhood had that pool space,” she said.
Dombroski said she and Stanley took a hands-on approach to staging the listing, which they marketed with photography and video by River City Media.
“Catherine and I helped with some of the staging of the home in the main living areas. We replaced the light fixtures and had paint done and had trim fixed, so we did a lot of heavy prep on the front end with staging and styling,” she said.
The house was listed Nov. 9 and went under contract two weeks later after multiple showings. Dombroski said the Shahs’ offer was the first one received and came in at a price that, while over $400,000 below asking, was agreeable to the Wrights.
“It sold closer to where we recommended in the first place,” she said.
The next two priciest homes to sell in February likewise sold below asking, by $225,000 and $50,000, respectively. According to the Central Virginia Regional Multiple Listing Service, the other sales in the top five were:
