The priciest home sale in metro Richmond last month turned heads for its per-square-foot sale price, which came close to the highest ever recorded in the area.
The 5,700-square-foot house at 204 S. Mooreland Road sold March 28 for $3.5 million, above its February list price of $3.1 million.
The sale comes out to $614 per square foot, high for the market but not quite a record, according the Central Virginia Regional Multiple Listing Service.
“It’s high but nowhere near the highest price per square foot,” said Adam McEwen, MLS software support manager. “In the immediate Richmond area, there (have been) a handful over $700.”
Such sales include the Glen Roy estate’s 11,300-square-foot home that sold in 2020 for $10 million, or $883 per square foot. And earlier this year, at the other end of the house size spectrum, a 400-square-foot home on West Leigh Street in Richmond’s Carver neighborhood sold for $315,000, or $787 per square foot.
Totaling six bedrooms and five bathrooms, the Mooreland Road house was listed by Meg Grymes with The Steele Group | Sotheby’s International Realty for sellers John and Susan Steitz, who bought the house in 2019 for $1.27 million. John Steitz is president and CEO of manufacturing firm Tredegar Corp.
Cabell Childress with Long & Foster represented the mystery buyer, who purchased the house through an LLC.
The house was built in 1989 and renovated in 2021 by Mako Builders, interior designer Suellen Gregory and landscape architect Marcia Fryer. It has a first-floor primary suite with a steam shower, and includes a heated saltwater pool and circular drive.
The half-acre property in Henrico’s Mooreland Farms neighborhood was assessed by the county at $1.8 million.
