HHHunt looks to add 57 townhomes beside River Mill development

More homes are in the works for the massive River Mill development in central Henrico through a new section that would add dozens of townhouse units.

HHHunt Homes is planning to build 57 townhomes on an 8-acre site southeast of Woodman and Winfrey roads.

The undeveloped site adjoins River Mill proper and is just west of an 82-unit townhome section that was part of the original 2016 rezoning. HHHunt has started building those townhomes after development plans were approved in 2022.

HHHunt is under contract to purchase the 8-acre site from Winfrey Road LLC, which has owned the site since the mid-2000s and also owned the adjacent 20-acre section, part of which has been placed under a conservation easement.

Ahead of the sale to HHHunt, the LLC is seeking to rezone the smaller site from agricultural use to conditional residential townhouse district. The Henrico County Planning Commission is scheduled to consider the request at its next meeting May 9.

Adam Cornelius, HHHunt’s land acquisition manager for the greater Richmond area, said the townhomes would be similar to those it has built in River Mill so far, with one difference being front-loading garage orientations.

He said the for-sale homes would be targeted to first-time and middle-market homebuyers, adding that price points have not been set yet. Comparable units that HHHunt Homes has built within River Mill start in the low $400,000s, according to its website.

“River Mill has been a tremendously successful community with very high-quality homes that I think a lot of people have been excited to move into, with good amenities, and we hope to continue that with this next section,” Cornelius said.

The two- and three-story townhomes would be at least 1,400 square feet in size and grouped in blocks, ranging from five to eight units. Access to the section would be off Woodman Road.

Timmons Group is handling engineering for the project.

The 8-acre site is part of a larger parcel that was divided when Woodman Road was extended westward. No plans have been filed for the rest of the parcel, which is on the north side of Woodman and includes a single-family residence.

The site is beside the path of the planned Fall Line Trail, and a sidewalk is planned to connect with the pedestrian/bike path that will run along the adjacent power transmission line.

The section would add to the overall River Mill development, which was initially approved for 300 townhomes, 285 apartments, 50 single-family homes and 400 zero-lot-line homes, meaning detached single-family homes built close to the edge of a lot. Owners of the new townhomes would have access to River Mill amenities.

The 250-acre, 1,000-home River Mill development is across Route 1 from the former Virginia Center Commons mall site, which is transforming into an urban-style village with a mix of uses including additional multifamily development, hotels and restaurants.

River Mill is also across the Henrico-Hanover line from Chickahominy Falls, a 55-and-up residential development that’s starting its final section.
