Pair of August deals pushed high-end city home sales to new heights

At $9 million and $7.5 million, August’s back-to-back sales of two mansions along Richmond’s Cary Street Road corridor led a record-breaking month for residential real estate deals in the city.

Topping the list from the Central Virginia Regional Multiple Listing Service was the green-copper-roofed house at 5407 Cary Street Road, which set a new high mark for city sales when it sold Aug. 14.

The $9 million purchase was a half million dollars below its June listing price of $9.5 million. The 12,500-square-foot house on a 2-acre lot is assessed by the city at $3.9 million.

Susie Benson with The Steele Group | Sotheby’s International Realty had the listing, representing sellers Drew and Julee Spitzer, who bought the house 10 years ago for $1.6 million and added onto and renovated it in the late 2010s.

Property records list the new owner as 5407 Cary LLC, an entity based in Roanoke. The mystery buyer was represented by John Martin with Shaheen, Ruth, Martin & Fonville Real Estate

The buyer appears to be tied to August’s second-highest sale: the 10,000-square-foot house at 5105 Stratford Crescent, which sold Aug. 28 for $7.5 million, above its July listing price of $6.75 million and over $1 million above its previous sale last fall at $6.25 million.

The seller of that house used an LLC that shares the same registered agent as 5407 Cary Street Road. Both LLCs are based in Roanoke and were represented by SRMF’s Martin, who declined to comment.

Martin co-listed the Stratford Crescent house with his wife, Holly Martin, also of SRMF. Fellow husband-and-wife SRMF team Mahood and Walker Fonville represented the buyers, Karen and Scott Phillips, who purchased the house with an LLC.

The city has assessed the 1.7-acre, double-lot property at $4.6 million.

Third on the list was 12333 Haybrook Lane, a newly built, 7,100-square-foot house in Henrico’s Henley neighborhood that sold Aug. 29 for over $2.6 million. Liz Moore & Associates’ Cassie Dickerson had the listing, and Liz Moore’s Cassandra Jones represented the buyers, listed in property records as John Ray Davis Jr. and Erika Taylor Davis. Ray A. Williams Construction Co. was the builder and seller.

The house at 5800 Three Chopt Road was the month’s fourth-priciest sale.

The month’s fourth-priciest sale was 5800 Three Chopt Road, a 6,400-square-foot house across from the Country Club of Virginia that also sold Aug. 29 Thursday for $2.6 million after being listed in June at just under $3 million. SRMF’s Alice Sharp listed the house for sellers John and Michelle Nestler. Margaret Wade with Long & Foster represented the buyers, J. Conrad Garcia and Deana Malek.

Rounding out the top five was 101 Twin Lake Lane, a 4,200-square-foot house in Henrico’s Glenbrooke Hills that sold Aug. 22 for just below $2 million. SRMF’s Katherine Hill had the listing for sellers John O’Neill Jr. and Sarah O’Neill. Steele Group | SIR agent Kate Wall represented the buyers, William Hill IV and Claire Hill.
