Margaret Wade is on a roll.
The real estate agent with Long & Foster had the priciest home listing to sell in October, the same month she secured contracts on two West End homes that she listed above the $4 million mark.
Last month’s top sale was 6317 Three Chopt Road, which sold Oct. 15 for $3.05 million, above its August list price of $2.85 million.
Wade represented the seller of the 6,700-square-foot house, which was bought with an LLC two years ago for $2.7 million. The LLC bought the home from Jeff and Anne Lamb. Jeff Lamb is an executive with specialty insurer Markel Corp.
City property records list the buyer as another LLC, which was represented by Long & Foster’s Chase Crowder. The house was put under contract in an all-cash deal 10 days after Wade put it on the Central Virginia Regional Multiple Listing Service.
Totaling five bedrooms, four bathrooms and three half-baths, the two-story house was built in 1935 and added onto in 2019. The addition, designed by local architect Terry Cox, includes a first-floor primary suite, kitchen and laundry/mud room, as well as a lower-level walkout family room and an upper-level guest room.
The house also has a renovated second-floor primary suite with walk-in closets and an upgraded bathroom. The rest of the bathrooms also have been renovated, and the property includes a Charles Gillette-designed garden, two covered patios, a deck and a firepit.
The 0.7-acre property is assessed by the city at $2.7 million.
The sale capped a busy month for Wade, who also worked the No. 5 sale on this list, representing the buyer. Also last month, Wade listed the house at 11 Ampthill Road at $2.3 million on Oct. 28. The 4,800-square-foot home went under contract a week later.
While she’s been on fire of late, Wade attributes her hot streak to Richmond’s high-end housing market, particularly in the West End where she’s most active.
In an interview last month, Wade told BizSense: “Looking at recent comps, some off-market but mostly on-market, Richmond has been on fire with local buyers and people moving here from other places who want beautiful homes in a great location.”
October’s second-priciest sale was 8863 River Road, a 5,300-square-foot house in western Henrico that sold Oct. 18 for $2.39 million.
The house was listed in June with an asking price $5,000 higher. The price was reduced in July and the house was put under contract for that amount a month later.
Compass agent Alyssa Devereaux had the listing, representing seller Hunton Station LLC, an entity tied to Tom Vozenilek. Vozenilek is a principal of D1 Moving & Storage and its commercial division, RCS Moving & Storage, both based in Varina.
The buyers are listed in county property records as Jean Folsom and Chadwick Welch. They were represented by wife-and-husband team Alice Scott and Erik Shipp with Long & Foster.
Both attorneys, Folsom is senior counsel at Altria Group, while Welch is with law firm Heidelberg Patterson Welch Wright.
Totaling five bedrooms and bathrooms, the River Road house was built in 1971 and renovated by James River Custom Homes. The first-floor primary has a vaulted bedroom ceiling and walk-in closet, and each bedroom has a full en suite bathroom.
The property includes a detached two-car garage, saltwater pool, landscaping and lighting. The 1.25-acre property is assessed by Henrico at just over $1 million.
