A new-construction house that’s been two years in the making took the top spot among the region’s priciest home sales last month.
The 7,500-square-foot house at 13600 Cotton Patch Court in western Henrico’s FoxHall neighborhood sold March 14 for $2.6 million.
Beth Lane with Metropolitan Real Estate had the listing, which went up in 2023 as a to-be-built, 4,000-square-foot home with a $1.5 million price tag and options for a finished third floor and second-floor rec room.
Lane said building permit applications were filed soon after the half-acre lot was sold in December 2023 for $275,000. Henrico property records reflect the land sale but not the post-construction transaction, which Lane said was financed through a construction-to-permanent loan.
Lane, who is the designated listing agent for FoxHall developer and builder Colonial HomeCrafters Ltd., said the length of time for the house to be built and brought to closing was due to changes that the buyers requested that nearly doubled the square footage. She said the additional space resulted from a finished walkout basement, a room above the garage and the finished third floor.
“We’re a custom builder, so if somebody comes to us and says, ‘Hey, we like this floor plan but we want to get larger or do this with it,’ then we can accommodate that,” Lane said.
Property records list the buyers as Jaspreet Singh, a cardiologist, and Shalini Kals. The married couple are relocating from Chesterfield and chose the lot from among eight that remained available at FoxHall. With the sale, that number stands at seven, Lane said.
“They loved the area, the schools were a big draw, and FoxHall offers one of the last opportunities in (that part of Henrico) to build a new home. There’s just no land left,” she said.
The brick house has five bedrooms and 4½ bathrooms. The first floor includes a bedroom with a full bath and an office with gas fireplace. The second floor includes a primary bedroom and three other bedrooms, and the house also has a three-car garage.
Lane said the house ended up as one of the biggest and priciest in FoxHall. Henrico assessed the construction at $2 million, putting the overall property assessment at $2.3 million.
