Two deals near $3.8M topped area home sales in April

Forty thousand smackers separated the two priciest home sales in the region last month, both coming in near the $4 million mark.

The former residence of the late Brent and Lindsay Halsey topped the list at $3.8 million, above its February listing at $3.59 million. The 7,600-square-foot house at 213 Ampthill Road sold April 15 and overlooks the river in Richmond’s Paxton neighborhood.

Property records list the buyers as Charles and Martha Johnson. They were represented by Doug Dorsey with Shaheen, Ruth, Martin & Fonville Real Estate.

Charles Johnson is retired from financial planning firm Private Advisors LLC and is a former board member of the Virginia Museum of Fine Arts Foundation. The Johnsons are former neighbors of the Halseys, having lived at 215 Ampthill before moving in 2014, Dorsey noted.

“They actually used to live next door to the Halseys for a long time and became very good friends of them. I think they missed the neighborhood,” Dorsey said.

Melanie Crittenden and Susan Jones with The Steele Group | Sotheby’s International Realty had the listing, representing a revocable trust for Brent Halsey. Crittenden is a daughter of the Halseys, who had owned the house since the early 1980s.

Brent Halsey was CEO and co-founder of paper and packaging manufacturer James River Corp., which was sold to Georgia-Pacific in 2000. He also chaired Richmond Renaissance, now Venture Richmond, and led efforts to revitalize the downtown riverfront as founding chair of the Richmond Riverfront Development Corp. A portion of what’s now the Potterfield Bridge is dedicated to Halsey.

Built in 1939 and renovated in 1991, the colonial-style house totals six bedrooms, six bathrooms and two half-baths, with four fireplaces, a library, a lower level with rec rooms, and a rear sunroom with views of the river and Williams Island. A separate guest suite is connected by a screened breezeway, and the property includes a circular driveway, two-car garage and brick rear terrace.

The city assessed the 2½-acre property at $2.62 million.

A few blocks east in Westmoreland Place, the 5,200-square-foot home at 4709 Pocahontas Ave. sold April 25 for $3.76 million, above its February list price of $3.2 million.

The Dutch colonial at 4709 Pocahontas Ave. was the month’s second-priciest sale.

Steele Group | SIR’s Maria Brent listed the Dutch colonial for sellers Casey and Ashley Tischer, who purchased it in 2016 for $1.5 million. The Tischers in December bought 304 Long Lane, a 9,400-square-foot house beside Agecroft Hall, for $4.3 million, also with Brent.

Casey Tischer is a principal and co-founder of Freehold Capital Management, a Boston-based real estate investment firm with an office in Scott’s Addition.

SRMF’s Katherine Hill represented the buyers of 4709 Pocahontas, Jack and Katharine Hager. Jack is a son of the late John Hager, a former Virginia lieutenant governor and American Tobacco Co. executive. Jack’s brother, Henry Hager, is married to Jenna Bush Hager, daughter of former President George W. Bush and Laura Bush and co-host of NBC’s “Today with Hoda & Jenna.”

Built in 1970 and renovated in 2001, the two-story house totals 5,200 square feet and has six bedrooms and 5½ bathrooms. It has a first-floor primary bedroom with marble bathroom, living and dining rooms with wood-burning fireplace and wet bar, an office with a wet bar, and two-car garage with guest apartment.

The half-acre property is assessed by the city at $1.9 million.

The month’s third-priciest sale was 314 Summit Lane, a 4,100-square-foot house in nearby Windsor Farms that sold April 19 for $2.5 million. Steele Group | SIR’s Laura Peery had the listing and Philip Innes with Re/Max Commonwealth represented the buyer.

Rounding out the top five sales for April, according to the Central Virginia Regional Multiple Listing Service, were two homes in Manakin-Sabot with an even closer price difference of $32,500:
