Zoning change approved for grocery-anchored mixed-use project in Midlothian

Chesterfield supervisors last week voted to approve zoning requests tied to proposed developments in Midlothian and at the Chippenham Parkway and Iron Bridge Road interchange.

Atlanta-based SJC Ventures is planning to build a mixed-use project on a 13-acre site at Midlothian Turnpike and Alverser Drive. The latest vision for the development, called Midlothian Depot, is to build 52,000 square feet of commercial space in addition to a nearly 36,000-square-foot grocery store and 60 townhome units, according to a site plan dated June 3.

The current plan for the project is a change from the originally approved vision that the board OK’d in 2022. The previously approved version featured 350 apartments, which are no longer part of the project, and less retail square footage. Earlier this year, the developer told BizSense the project was tweaked after the discovery of a large stormwater pipe underneath the site that complicated the previously approved plan.

SJC Ventures hasn’t announced the grocery store that would anchor the project. A rendering of the store refers to the user as an “organic food market.” The developer has a history of projects that feature Whole Foods Market stores.

The site of the Midlothian project consists of parcels at 11706, 11800 and 11680 Midlothian Turnpike, 951 Alverser Drive and 11621 Old Buckingham Road.

Chesterfield supervisors also granted zoning approval for an 85-lot subdivision project.

Cross Creek Development Corp. is planning to build the residential project called Benton Woods on a 27-acre parcel at 4911 Iron Bridge Road, near the Chippenham Parkway and Iron Bridge interchange.

In addition to home lots, the project is planned to feature a trail network and open space. A mixture of three lot types is planned, ranging from lots that are a minimum of 3,500 square feet and a minimum width of 35 feet up to lots with a minimum area of 12,000 square feet and width of at least 65 feet, according to a staff report.

The developer sought and received a rezoning of the property to R-12 Residential from agricultural.

The project site is within the Ridgedale Special Focus Area Plan, a county land-use plan that encourages new commercial, residential and recreational development for a 580-acre area near the Richmond city limits. The project had been in the works prior to the county’s adoption of the land-use plan in late 2023.

Henrico holding feedback sessions for comprehensive plan update

The Henrico County Planning Department is hosting a series of listening sessions to gather feedback on the county’s next comprehensive plan.

The sessions are being held across the county at various libraries from 4:30 to 6:30 p.m. through Aug. 20. Staff members will share a series of visions and goals building on input received via 2021 residents’ and recreation/parks surveys and a 2022 visioning exercise. Attendees at the sessions will be asked about their support of the visions and goals statements.

The HenricoNext update aims to reflect the county’s changes since the current 2026 plan was adopted in 2009. The schedule for the sessions and more details are available here.
