Sina Hospitality breaks ground on new hotel near Richmond International Airport

A hotel project in Henrico County is moving forward as its operator plots further expansion south of the James River.

Sina Hospitality broke ground last month on a 96-room Springhill Suites, which is rising on a site adjacent to the local hotel operator’s Fairfield Inn & Suites at 5252 Airport Square Lane in eastern Henrico.

The Springhill hotel is expected to be completed next summer, and comes in response to demand generated by the nearby Richmond International Airport and the presence of major companies in that part of Henrico, said Ravi Patel, who leads Sina.

“RIC is very busy. Not only from a standpoint of travel, but also the goods that come out of there that are distributed across the Richmond market,” Patel said. “You got Facebook, Pepsi, Amazon (nearby). There’s a lot of demand generation and we feel good about the market.”

The Springhill hotel is expected to cost $17 million, which includes construction and furnishings, Patel said. Both the upcoming Springhill and the adjacent Sina-run Fairfield are Marriott brand hotels.

Sina’s Springhill near RIC has been in the works since 2021. Patel said the project had been delayed because it was challenging to line up the financing for the project until more recently. Ultimately, Sina secured a loan from C&F Bank to finance the project.

The project’s general contractor is Hopewell-based Harlan Construction. Louisville-based architect Edward Eiche was tapped to handle the design work. The Site Design Co. in Petersburg is the project’s engineering firm.

Sina also continues to pursue several more hotel projects across the river in Chesterfield.

On deck is a 95-room Townplace Suites by Marriott at 101 N. Providence Road in Chesterfield. Sina secured a rezoning for the project site in late 2023. The goal is to secure the project’s financing early next year amid what Patel said was still a challenging lending environment.

“I think where the rubber meets the road, (banks) are still conservative when it comes to hotel construction,” Patel said. “Some of the banks are still reeling from what happened during COVID. Some banks took a heavier hit than others. I think a lot of it is the stigma of hotels and that sector of commercial real estate not bouncing back the way people thought it would.”

He said the start of construction on a 102-room Residence Inn hotel at 5249 Commonwealth Centre Parkway in Brandermill is likely to be pushed to next year because Sina is still seeking financing for the project. A 142-room TownePlace Suites hotel planned for 2011 Osborne Road in Chester is also still in the works after zoning approval for the project was granted late last year.

Sina is planning additional hotels in Chesterfield, and Patel said the county’s sports tourism industry and successes in recent years to line up major new employers like toymaker Lego and associated business travel have made Chesterfield a desirable place for Sina to expand.

“Chesterfield County has always been a great place to do business. With River City (Sportsplex) and sports tourism, that has helped with hotel demand. But they’re also attracting a lot of larger companies,” Patel said. “We believe that Chesterfield is going to continue to grow in a positive direction.”

Sina is based in Chesterfield and has more than 30 hotels that are either operational or planned to open in six states.

Local hotels run by Sina include the Springhill Suites at 12301 Redwater Creek Road in Chester, Fairfield Inn & Suites on 150 N. Pinetta Drive in North Chesterfield, Hampton Inn at 11909 S. Crater Road near Petersburg and Candlewood Suites at 15820 Woods Edge Road near Colonial Heights, per the company’s website.
