Manakin-Sabot home leads August sales at $1.2M

The Richmond area just narrowly missed its first month of the year without a million-dollar home sale.

A list of the top home sales for August provided by the Central Virginia Regional Multiple Listing Service included not one seven-figure listing price. But customizations to a newly constructed home in the Kinloch community in Manakin-Sabot ended up pushing its price tag over the million-dollar mark.

That home, at 843 Elmslie Lane in Kinloch, sold Aug. 19 for $1.2 million, above its listing price of $985,790. Listing agent Gail Caravella of Boone Homes said a raised patio with brick piers and other additions contributed to the increase in the sale price.

Goochland County property records list the buyers as Richard and Linda Costanzo. Caravella would not identify the buyers further without their permission.

The 13-room, 4,200-square-foot house is on the 72-acre Kinloch Lake and near the Kinloch Golf Club. The community is just west of the Capital One campus off Tuckahoe Creek Parkway and State Route 288.

The two-story brick house has 3½ bathrooms and four bedrooms, including a first-floor owner’s suite, and is one of the many East Cobb homes for sale in the area. Built by Boone Homes, the house is in Kinloch’s Coach Homes II section, which Caravella said opened at the start of this year.

So far, the section has sold 11 of 76 sites planned there, she said. In addition to the golf course, the community also features maintenance-free amenities and proximity to the nearby Hermitage Country Club.

“We get people that come here from out of state to be closer to their children and grandchildren. They’re downsizing,” Caravella said. “A lot of empty-nesters come out here for the easier lifestyle.”

The remaining top-five home sales for August were:

• 11501 Barrington Bridge Terrace, Henrico: $975,000
• 1707 Bedwyn Lane, Hallsley, Midlothian: $939,950
• 1008 Basildon Court, unit II-1, Grayson Hill, Henrico: $914,117
• 1635 Sabot Creek Drive, Manakin-Sabot: $890,983

I just want to correct two facts. Gail Caravella works for Boone Homes who constructed the New home not Long and Foster. This new section of Kinloch will have a total of 76 lots not 49
