Home in Goochland gated community tops January sales

A 10-year-old house in Goochland’s Rivergate community topped the list of area home sales for the first month of the year.

The 7,500-square-foot brick house at 13265 Apdon Court sold Jan. 21 for $1.5 million, below its listed price last May of $1.59 million.

County property records list the sellers as Richard D. and Keyser H. Glancy Jr. Online records had not been updated with the buyers as of Tuesday.

Long & Foster’s Susan Robins had the listing and represented the Glancys, who she said were looking to downsize. She said the buyers are local.

“It was not a difficult sell,” she said. “During the summer it was a little slow, for various reasons – people are on vacation; school is just letting out. We pretty much had a steady stream (of potential buyers).

“Everywhere in Richmond, there’s been low inventory,” she said. “It’s finally picking up.”

Built in 2006 by Steve Harmon Construction, the five-bedroom, 6½-bath house has three floors that include a first-floor master bedroom and a soundproof theater room.

The house features a two-story foyer, a three-car garage and a covered bluestone porch with a stone fireplace. The porch, which overlooks an adjacent patio, was designed by Dreaming Creek, a Powhatan-based architectural timbering firm.

The neighborhood has seen its share of high-dollar sales, including a former Circuit City exec’s home that sold in 2014 for $1.89 million.

  • 6317 Three Chopt Road, Richmond: $1.25 million
  • 2430 Founders Bridge Road, Chesterfield: $840,000
  • 2012 Channel View Terrace, Meadowview Landing, Chesterfield: $799,500
