The anchor for a 2,000-home community in Chesterfield is now in place.
The 1,200-acre Harpers Mill development opened its clubhouse and swimming pool to residents over the weekend. Developers cut the ribbon at a preview event and cocktail party, followed by a grand opening that tied in with the kickoff of this year’s Parade of Homes.
The community, developed by Mark Sowers’ Oakbridge Corp., hosts four homes in this year’s Parade of Homes showcase, which continues each weekend through Oct. 23. Builders featured include CraftMaster Homes, Eastwood Homes, HHHunt Homes and StyleCraft Homes.
The 3,200-square-foot clubhouse includes indoor and outdoor fireplaces and entertainment areas. The pool spans 7,300 square feet and includes a competition lap pool and splash park. Midlothian-based contractor Martin P. Schwind built the $3.5 million clubhouse, which is part of a 10.5-acre complex.
Taking part in the ribbon-cutting were Mark Sowers, son and fellow developer Matt Sowers, daughter and marketing director Krissy Sowers, and Topper Smith, a resident and member of the homeowners association board.
Krissy Sowers said this year’s home sales in Harpers Mill have doubled what was sold last year, to about 70 homes.
“We are on track to triple sales by the end of the year,” she said.
Planned for 2,000 home sites, Harpers Mill is in the early stages of development, with buildout expected over about 15 years. About half of the lots are currently under contract, with builders such as Eagle Construction of Virginia and Main Street Homes planning different sections.
Home prices vary from the mid-$200,000s to $500,000 and up.
The overall cost to develop the community is estimated at about $1 billion. Financing for land acquisition was provided by Union Bank and C&F Bank.

All that great food and my invitation got lost in the mail! Mark Sowers is a proven survivor and now this community will really take off. Congratulations Mark!
Congrats to Mark Sowers and his entire family. Harpers Mill is turning out to be a premier community and a wonderful place to call home. Simply a great place to raise a family.
Keep up the great work Mark!
Congrats! They pulled it off AGAIN!
Ooops, I mean sticking it to all the taxpayers AGAIN —
where is all the fire stations, schools and open spaces promised and financed by this wealthy developers/family.
Wake UP FOLKS – they are LAUGHING at us!!!
More and more development and homes which means more OVERCRWDED schools and roadways.
This family keeps on making millions in profits all the while overcrowding our schools and traffic congestion.
Hallsley and now Harpers Mill, whats next?
And the continued destruction of the Swift Creek Reservoir as a result of this – for what purpose or reason – GREED?!?
Where are all the checks and balances with our elected officials???
