Stylecraft adds to homebuilding hot streak

As it seeks county approval for its next residential project, a local builder-developer is keeping busy with new home construction on both sides of the river.

Lakeside-based StyleCraft Homes is pursuing a rezoning for its next 55-and-up townhome development: a 62-home project on 22 acres along Courthouse Road, north of Edenberry Drive in Chesterfield County.

The request was to go before the county planning commission last night but was deferred 60 days at StyleCraft’s request. That followed a previous 30-day deferral in October. If endorsed by the commission, the request would then need final approval from county supervisors.

As that process plays out, StyleCraft is getting started on another age-restricted community, Greenwich Walk at FoxCreek, which marks the company’s first time building attached townhomes for the 55-and-up market. Also in Chesterfield, it’s breaking ground on its next home sites in Cambria Cove, a single-family home community on the Swift Creek Reservoir.

Across the river in Henrico, the company is finishing site work and starting construction for two side-by-side townhome communities: Stone Ridge, a nearly 50-unit project it picked up from another builder at East Parham Road and Villa Park Drive, and the adjacent Townes at Stonewall Manor, a 45-lot project that is likewise opening its model this month.

“We’ve got a lot going on,” said Mitchell Bode, StyleCraft’s director of land acquisition and development.

While the two Henrico projects are not age-restricted, the project along Courthouse Road would continue a trend for the builder toward maintenance-provided, 55-and-up communities such as Greenwich Walk, Villas at Rose Hill in Mechanicsville and Villas at Archer Springs in Bon Air. Earlier this year, StyleCraft also secured approval for Pocoshok Green, a community of 128 age-restricted townhomes between Hull Street Road and Midlothian Turnpike west of Chippenham Parkway.

Bode said the goal is to provide a variety of product for a demographic whose demand for housing options is growing.

“We have our villa product in Villas at Archer Spring, and that’s been a really good seller for us, but we’re also finding that people are wanting to move into attached units,” Bode said of Greenwich Walk, the first section of which hit the market last week.

“Our attached units really don’t live like a typical townhouse development,” Bode said. “It’s first-floor living – masters on the first floor. There’s optional space on the second floor, but primarily the buyers will be living on the first floor.”

Units in Greenwich Walk, part of TerraForge Communities’ 475-acre Fox Creek development, will range from 1,700 to 2,100 square feet and start in the mid-$200,000s. End units will have two-car garages, while interior units will have one-car garages. The first section’s 34 units were listed for sale Friday.

At Cambria Cove, where StyleCraft has built homes in two previous sections, it has 60 home sites under contract in the 170-lot Section 3, on land being developed by Don Balzer and Alex Massie. It also purchased nine remaining lots in Section 1 and purchased and developed Section 2, where it is building an additional 10 homes, Bode said.

Development of Section 2 finished earlier this year. Bode did not disclose a total development cost for that section.

The 22 acres for the Courthouse Road project, at 201 and 220 Courthouse Road, are under contract to be purchased pending zoning approval, Bode said. The two parcels are assessed collectively at just under $475,000, according to county property records.

Bode said the project would be similar to Villas at Archer Springs and Villas at Rose Hill, with grounds maintenance provided and amenities including a raised garden shed and sidewalks throughout the community. Should the project receive approval in the coming months, Bode said development could start in early 2018 and construction later that year. The year in between would be spent securing permits and completing other prep work.

As for Stone Ridge in Henrico, a grand opening was held Saturday with the opening of its model. Townhomes there will total 1,500 square feet and be priced in the lower $200,000s. And the adjacent Townes at Stonewall Manor is set to open its model at an event this Saturday. Townhomes there will be 1,300 square feet and start at just under $180,000.
