A duel between fuel stations soon will play out along a well-traveled corridor leading to the airport.
Sheetz, a fast-growing gas station and convenience store chain, is planning to construct a new location on a 5.9-acre site owned by Richmond International Airport at 550 S. Airport Drive.
Plans call for an existing unused surface parking lot to be razed and replaced with a nearly 6,100-square-foot store with 16 fueling pumps. The location also would include a drive-thru for its restaurant, 62 parking spaces, a patio area and a fueling area for 18-wheelers and large trucks.
The proposed Sheetz would be accessible mostly via Audubon Drive, and for drivers turning onto South Airport Drive leading into the airport, according to planning documents filed with Henrico County. Drivers exiting the airport would not be able to access the Sheetz via Airport Drive.
A construction timeline for the proposed Sheetz was not provided in the planning documents.
An email to Sheetz for comment was not returned Thursday afternoon.
Sheetz operates nearly 600 stores in Virginia, North Carolina, Maryland, Ohio and Pennsylvania.
Aside from its fueling stations, the company is known for its made-to-order hot dogs, burgers, fries, sandwiches and salads through touch-screen terminals. The chain also sells its Sheetz-branded coffee, shakes and smoothies.
It also happens to be a fierce competitor of Wawa, a Pennsylvania-based company with a similar concept and a location just a stone’s throw from the new Henrico spot.
The proposed Sheetz would sit across Audubon Drive from Wawa, which renovated that location last spring.
Sheetz operates about 12 locations throughout metro Richmond, according to its website. Wawa soon will operate 32 stations across the metro area, according to its website, with plans to launch its newest operation at 9100 Three Chopt Road in Henrico this fall.
But Sheetz appears to be making up for lost ground.
The company also is planning a new store along Pole Green Road in Riverstone Properties’ Commonwealth Park project in Hanover County where Virginia ABC is relocating its headquarters.
Sheetz is set to anchor a nearly 9-acre commercial parcel fronting Pole Green Road in the development that would accommodate a 25,000-square-foot retail center and two pad sites for a restaurant.
It also opened its first location in Prince George County in June at 1900 Colonial Crossing Drive near Colonial Harley-Davidson.
Troy Bell, Richmond International Airport spokesman, said in an email the Capital Region Airport Commission, which owns and operates the airport, received an unsolicited offer from Sheetz to lease the Airport Drive site from RIC.
The commission issued a request for proposals for the corner site about a year ago, but Bell said there were no responses.
A letter of intent for the property was issued in April, Bell said, with the commission and Sheetz agreeing to a 20-year lease with a base rent of nearly $20,000 per month for the first five years. Sheetz later will have up to six renewal options of five years each.
Sheetz filed development plans for the site Sept. 9 with Henrico County’s planning division.
The site is zoned B-3, which allows for commercial uses, such as gas stations, to be developed by right on the property. The site’s development also is consistent with the airport’s master plan and its intent to maximize non-aeronautical revenue opportunities wherever possible, Bell said.

This is great, the Wawa there really struggles. Just this morning, they were out of sandwiches (again), no dognuts, and most coffee empty. I’ll switch immediately once the Sheetz is open.
That intersection is already a traffic nightmare with just Wawa, so I hope there will be some improvement to the traffic flow. If not, it’ll be nothing but gridlock as people try to enter / exit both stores.
