West End house sells for $3M for second time in two years to crack July’s top 5

Less than two years after it last changed hands, a nearly 20-year-old house in the city’s West End was back among the priciest monthly home sales in the Richmond area in July.

While last month’s top sale was 6124 Saint Andrews Lane, a 7,000-square-foot house at the Country Club of Virginia that sold for $4.1 million, the second-priciest deal went to 405 Old Locke Lane, a 6,400-square-foot house that sold July 31 for $3 million.

The end-of-the-month Old Locke Lane sale came in below the house’s list price of $3.12 million. It was also lower than its last sale in November 2021, when it sold for $3.1 million as that month’s priciest sale. The city assessed the 0.7-acre property this year at $2.9 million.

The Tudor-style house hit the market May 26 and went under contract just over a week later. It was listed by Justin Reed, then an agent with River Fox Realty who represented the seller, listed in property records as Katherine V. McLellan Revocable Trust.

City records list the buyers as Andrew and Amber Tichenor. They were represented by John Martin with Shaheen, Ruth, Martin & Fonville Real Estate. Andrew is a co-founder and managing partner of Blue Heron Capital, a Richmond-based private equity firm. Amber is an industrial organizational psychology consultant.

Reed, who has since jumped to SRMF, said the house was listed as a “coming soon” property before becoming active.

“The response was great,” he said. “There are not many homes (on the market) in Richmond that are in that $3 million range. To have it on market for that short stint and come out with all parties being thrilled with the outcome, that at the end of the day was the best part.”

While SRMF’s Martin worked the other side of the deal, Reed said that did not factor into his move to the brokerage, which he said had already been in the works.

“I’m relatively new to the field, and it was an absolute privilege to work for River Fox. SRMF just has a greater market share in the part of town that I want to work in,” Reed said.

Built in 2004, the two-story house totals five bedrooms, three bathrooms and two half-baths. Designed by Jay Hugo of architecture firm 3north and built by Holder Bros. Construction, the house includes a foyer with 20-foot ceilings and a 400-bottle wine cellar.

The property also includes a heated pool, gas fire pit area, outdoor kitchen, covered TV area and a three-car garage, with a gym and media room above it.

Reed said the property’s location, between established neighborhoods on the river side of Cary Street Road, was a selling point.

“That property is in a really special part of Richmond,” he said. “It’s like a little nook in between Windsor Farms, Lockgreen and Westmoreland Place.”

The month’s top sale, 6124 Saint Andrews Lane, sold July 7 below its May 22 list price of $4.5 million. Cary Turpin with Joyner Fine Properties represented the buyer, who made the all-cash purchase using an LLC. SRMF’s Doug Dorsey represented the sellers, Basil and Sarah Hurst.

Rounding out the top five home sales for July were, according to the Central Virginia Regional Multiple Listing Service:

7 W. Glenbrooke Circle, Henrico – $2 million. Listing agent: Cabell Childress, Long & Foster; buyer’s agent: Casey Smith, The Steele Group | Sotheby’s International Realty.

700 Old Stream Road, Manakin-Sabot, Goochland – $1.9 million. Listing agents: Scott Ruth and Scott Shaheen, SRMF; buyer’s agent: Richard Bower, Joyner.

213 Culpeper Road, Henrico – $1.7 million. Listing agents: Carrie Robeson and Pooh Steele, Steele Group | SIR; buyer’s agent: Remington Rand, Rand Properties.
