New home for economic development in Hanover

hanoverThe Hanover County Department of Economic Development is getting some fresh digs.

The county purchased a 3,634-square-foot office condo in the Rutland Commons development at Atlee Road and U.S.  301 from Blacksburg-based developer HHHunt for $436,080.

Marc Weiss, director of the county’s economic development department, said they plan on moving to the space in October. The new office is less than half a mile away from the office building where they have leased space for the last eight years. In fact, you can see Rutland from the window of the current building.

“The county in this environment has been looking very carefully at its leased space and where it can transition to county-owned space,” said Weiss. “The environment for buying is very reasonable.”

Mark Douglas and Brian Berkey of Thalhimer handled the sale negotiations.

“Financially they are better off owning than leasing, they are being responsible with their tax dollars,” said Douglas. He also said the tenant brings an added benefit for HHHunt.

“Whenever they bring someone to town, HHHunt’s building will be shown by default,” said Douglas.

The new space is about 40 percent bigger, which will allow the five person department to grow in the future. It also has a larger conference room, which can be used by different county departments as needed, Weiss said.

The condo still needs to be built out, which Weiss said they have a budget of about $150,000 to work with. To save money, the county has deployed members of the building inspection office to do some of the labor.

“With the number of houses under construction way down, it’s a smart way to save money and use county resources,” Weiss said.
