A former Shockoe Bottom furniture store will soon be the new home of a local law firm.
Kaplan Voekler Cunningham & Frank signed a lease to move into the old These Four Walls space at 1401 E. Cary St. The 22,000-square-foot building has been vacant since the furniture retailer closed in February 2012.
The firm will move into the first, second and third floors, taking up about 17,000 square feet. It’s relocating from its 12,000 square foot office at 7 E. Second St. in Manchester.
“We wanted to be closer to our clients in the city,” said Rob Kaplan, the firm’s co-founder.
Kaplan Voekler has 34 employees, including 23 attorneys. The firm aims to move in to the space by the end of September.
Local real estate firm Capital Square Management owns the building and is one of the law firm’s clients.
“We thought it was a great opportunity to bring some life back into that corner,” said Yogi Singh, vice president of acquisitions and business development for Capital Square.
He would not share how much has been spent on the renovations but said Union First Market Bank financed the acquisition and development of the property.
Capital Square, through 1401 E. Cary LLC, acquired the property last June for $1.99 million, according to city records. More than $800,000 in building permits have been filed on the property this year, city records show.
Chris Fultz of Richmond-based Fultz Architects worked with Baskervill on the project design. Dunlap and Partners completed the engineering. City & Guilds is the general contractor.
Capital Square is in the process of determining what to do with the 5,300-square-foot fourth floor, Singh said. The firm also owns neighboring properties at 1409 E. Cary St., home to Europa, and the Hard Shell space at 1411 E. Cary St., Singh said.
Kaplan Voekler has had several incarnations in the past couple of years. It was previously known as Gregory Kaplan, then Kaplan & Frank. It took its current name in January 2012 after picking up two partners from Hirschler Fleischer.
