More medical construction headed for Hanover

Mechanicsville is proving to be a hot spot for docs.

Richmond Pediatrics will move its Mechanicsville office – at 7347 Bell Creek Road – about three miles away in September to a new space at the intersection of Bell Creek Road and Right Flank Road.

Practice Administrator Rachel Downey said they’ll lease 60 percent of the new building, which is under construction.

Richmond Pediatrics will have about the same amount of space – 10,000 square feet – but it will be laid out in a more usable way and offer options to expand in the future.

“We were able to design it from the ground up,” Downey said. “Our building now was already built out.”

For example, Downey said they can accommodate only up to five physicians at a time at the current office, but they can eventually expand to seven at the new office when needed.

VCU Health System is taking the rest of the new building’s space for pediatric sub-specialty practices, Downey said.

The new building is the latest sign of the health care industry continuing to fuel new construction around the region.

The area’s big hospital brands — HCA and Bon Secours — have each unveiled new facilities in recent months and have others in the works.

Mechanicsville in particular this year has landed several other new medical offices for both big chains and smaller local practices. 

Right Flank Investors LLC owns the 1.5-acre property that will house Richmond Pediatrics and VCU. The parcel is located by the Shoppes at Bell Creek, which includes a Food Lion and other shops and restaurants. A new 121-unit housing development is planned for across the street. 

CCM is the general contractor for the construction and Hummel Associates is doing the architectural and interior design.

In addition to the Mechanicsville office, Richmond Pediatrics has another office at 9900 Independence Park Drive in Richmond’s West End. That office upgraded to a larger facility about seven years ago, Downey said.

The current Mechanicsville location, which has been open for more than 16 years, had about 22,000 patient visits last year, Downey said. The West End office saw slightly less traffic.

The business, founded in 1970, specializes in health care for infants, children and adolescents.
