Kinloch scores two more top home sales

Goochland County’s Kinloch community continues to rack up some of the Richmond area’s highest-priced home sales.

The lakeside community sandwiched between the Kinloch Golf Club and Hermitage Country Club saw two of the top five home sales in May, according to data from the Central Virginia Regional Multiple Listing Service.

The top seller was 835 Elmslie Lane – a street that has shown up in the monthly top five on four other occasions over the past year.

The 4,700-square-foot house by Boone Homes sold May 10 for $1.4 million, above its listing last October of $1.36 million. Boone executive vice president Tim Parent was the listing agent.

County property records list the buyers as Robert E. and Janet L. Zincke. Robert Zincke is a retired executive with Kroger.

The couple was represented by Sharron Taylor of Napier Realtors ERA. She said they are moving from Houston, Texas, to be closer to children and grandchildren.

Taylor said her clients had several specific needs that the four-bedroom, 5½-bathroom home with lakeside view satisfied.

“They wanted to be in a country club neighborhood, and they wanted to be on water,” Taylor said. “All of that is a little difficult to find in the Richmond area, so it took us a little while.

“When they opened up the new section of Kinloch last September, my client’s name was on a list and he was able to purchase the premier lot of that section,” she said.

That section, Section 8, is Kinloch’s Coach Homes II section, which has seen several top home sales over the past 12 months. A home at 843 Elmslie Lane topped area home sales last August, with a sale price of $1.2 million. And three other homes on Elmslie Lane sold in March and December, all above the million-dollar mark.

With this latest sale, Section 8 has sold 19 of its planned 76 lots – eight more than had been sold there as of last August. Kinloch’s developer, Kinloch Development Corp., is moving forward with its final section, Section 9, which was approved in March for an 8-acre addition that will bring its total to 54 homes. A tenth section consisting of 33 lots began construction this year.

The two-level stone house at 835 Elmslie Lane includes a first-floor master bedroom with two adjoining bathrooms; a kitchen with walk-in pantry, built-in ovens and granite countertops; a breakfast nook; butler pantry; and a vaulted sunroom off the kitchen.

Other rooms include a private study, formal dining room and family room with coffered ceiling, as well as three second-floor bedrooms, all with individual bathrooms and walk-in closets. The nearly 1-acre property, which overlooks the 72-acre Kinloch Lake, includes multi-level patios.

Also representing Kinloch in the top five for May was 206 Kinloch Road, which sold May 27 for $1.29 million, just below its March 10 listing of $1.299 million. The resale – the third-highest home sale for the month – was listed by John Daylor of Joyner Fine Properties, with fellow Joyner agent Richard Bower representing the buyer.

Rounding out the top five were:

• 14 W. Glenbrooke Circle, Glenbrooke Hills, Henrico: $1.3 million
• 9631 Sloman Place, Riverlake Colony, Henrico: $1.17 million
• 610 Dover Bluff Circle, Manakin Sabot, Goochland: $1.04 million
