After sitting vacant for nearly six months, the site of a shuttered Chesterfield bank building is slated for a makeover that will include a Starbucks and a national dentist office chain.
Atlanta-based Salomon Real Estate Group has filed plans for Chesterfield Plaza, a 9,000-square-foot retail center to be built on the site of the former Wells Fargo branch at 11124 Midlothian Turnpike.
Salomon’s plans call for the existing bank branch building to be razed and the 1.1-acre site cleared to accommodate two retail buildings. Tenants named in the plans include Aspen Dental, a national chain of dentist offices, and Starbucks.
Aspen Dental would occupy a one-story, 3,500-square-foot building on the site for what would be its first Richmond-area location and fourth in Virginia.
Starbucks would be housed in a 5,500-square-foot building. The Seattle-based coffeehouse would occupy about 2,500 square feet, and have a drive-thru and 380-square-foot patio. About 3,000 square feet next door to the proposed Starbucks, which includes another 380-square-foot patio, has not been leased, according to a site plan filed with the county.
Chesterfield Plaza is Salomon Real Estate’s first entry into Virginia, according to its website. The group has completed similar retail projects in Georgia, Florida and Alabama.
Calls to Salomon Real Estate Principal Andy Salomon were not returned Monday afternoon.
County records show the Midlothian site as still being owned by Wells Fargo, the bank having inherited it through mergers and acquisitions through the years. The bank closed the branch in July 2018 as part of its recent habit of consolidating branches near other Wells locations.
David Machupa, a broker with Cushman & Wakefield | Thalhimer who with fellow broker Ed Kimple is leasing Chesterfield Plaza, said Salomon has the site under contract for an undisclosed amount. It most recently was assessed by the county for about $921,000.
While a construction timeline for the new development was not released, a marketing flyer for the project calls for work to be completed by the fall.
Starbucks currently operates a retail outpost nearby in the Chesterfield Crossing shopping center at 11413 Midlothian Turnpike. It does not include a drive-thru.
It’s unclear whether the coffee chain plans to keep its Chesterfield Crossing site once the Chesterfield Station location opens.
An email to Starbucks was not returned.
Starbucks has sought out opportunities aggressively to expand stores with drive-thrus throughout metro Richmond — specifically along heavily traveled corridors.
Work is underway on a new Starbucks at The Shops at Willow Lawn next to Chopt on Willow Lawn Drive. The chain also is working through approvals to raze the former BB&T bank branch building on Forest Hill Avenue for a new drive-thru outpost. Once open, it plans to close its store in the Shops at Stratford Hills.
