PartnerMD has brought its brand of primary care to Short Pump.
The Markel-owned, membership-based medical practice opened its newest office in recent months at 3400 Haydenpark Lane inside the GreenGate shopping center. It’s the company’s seventh location.
It set up shop in GreenGate’s medical building, which is also home to River Run Dental, Tuckahoe Orthopaedic Associates and other medical outfits. The 6,000-square-foot office currently has 14 employees, and it expects to add a couple more in the new year.
PartnerMD CEO Zack Smith said a combination of existing and anticipated population growth and economic development brought the company to Short Pump.
“The GreenGate location for PartnerMD places us literally in the middle of one of Richmond’s fastest growing communities, a large footprint (over 200 dwellings) of new, upscale townhomes. PartnerMD is walking distance for most or all residents. Moreover, the geography is already zoned for substantial expansion of similar homes,” he said in an email.
He continued: “We see significant growth in retail and commercial on its way in this area, along with the required traffic infrastructure to support expansion well beyond its current capacity.”
The office also has room to expand within the building based on demand.
Membership for a single adult runs $1,800 to $2,200 per year, giving patients 24/7 access to a doctor. The company’s other local offices are near Reynolds Crossing and in Midlothian. It also has locations in McLean, South Carolina, Georgia and Maryland.
The company is owned by Markel Ventures, the investment wing of the Innsbrook-based insurer. Markel | Eagle Partners, the developer of GreenGate, is also owned by Markel Ventures.
Anchored by Lidl and home to restaurants like Wong’s Tacos and Mellow Mushroom, GreenGate has attracted several gyms, Restore Hyper Wellness + Cryotherapy and more recently the second location of CBD shop Kultivate Wellness.
About 95 percent of GreenGate’s approximately 96,000 square feet of commercial space is leased up, according to a leasing flyer. The developers are still planning a second office building across the street from the existing medical building. It would be identical to the other — 46,000 square feet across three floors.
“There is a pad site across from this building which can be built once sufficient preleasing is done,” Malcolm Randoph of Colliers, who handles leasing for the development, said in an email. “The building can be delivered in a little over a year after a tenant commits.”
