Convenience store chain Sheetz is laying the groundwork for a new location at Regency amid the mall’s ongoing redevelopment.

The company has filed plans with Henrico County for a 6,000-square-foot store with gas pumps at the corner of Quioccasin Road and Starling Drive. The plans also include a drive-thru.

The store would be located on the site of the former Tire America by Sears and next to a recently built Valvoline Instant Oil Change. Mall owners Thalhimer Realty Partners and The Rebkee Co. bought the Tire America property in 2019.

It’s unclear when the Sheetz location would open. A Sheetz spokesman didn’t respond to a request for comment this week.

Demolition work on the vacant outparcel building is slated to start in the next 30 days, said Steve Bonniville, who manages Regency through his Broad Sky Management.

Based in Pennsylvania, Sheetz has about a dozen locations in the Richmond area, according to its website. The new Regency store would put Sheetz within a mile or so from one of its main competitors — a Wawa location on Parham Road.

Sheetz is primed to be among the latest tenants to join Regency as the mall gets reworked into a mixed-use development that features new anchor tenants like Surge Adventure Park and NOVA Aquatics in lieu of traditional retail heavyweights. Hundreds of apartments are also part of the new Regency mix.

In other Regency moves, Henrico County Public Schools recently signed a lease on 48,500 square feet in the mall for an adult education center. Caribbean-inspired taco restaurant Sloop John B opened at Regency’s remodeled entrance and courtyard late last year.

It’s not the chargers, Ed, it’s common sense that folks lack. Any time you post something that isn’t 100% in line with the herd mind of RBS, you’re going to get flooded with downvotes, just like this comment will.

I honestly can’t think of a worse business to put at this tiny intersection. As per usual, Henrico isn’t thinking this all the way through. This will divert traffic off Parham (because only other gas near there is at the Parham Wawa), send it down Quiocassin. There is no quick re-entry point, so commuters will have to drive through residential/down two-lane Starling Road, to Patterson to Parham. Unless of course, they want to fight the Starbucks line that routinely blocks Quiocassin. I’m all for re-developing the struggling Regency corridor {yes, I live nearby}, but do so prudently!!

There is a gas station literally diagonally across the corner. It’s been there for at least 30 years.

You’re right, my mistake. But it doesn’t have the food and all the other conveniences that something as large and (typically) clean as a Sheetz. That Exxon to which you’re referring and gross “convenience” shop is not attracting anyone off Parham. My neighbors and I think the Sheetz will. We’ve just been concerned from the beginning with the development going on at Regency. The county board of supervisors told us it would be 300 apartment units, then 600; it will come as no shock to anyone they now aim for 1,000. Concerned it’s going to end up being a mess.

…or “…other conveniences…”. I’m not sure folks will easily drive from Parham TO the site and back (I work on Parham), but I’d guess those who live nearer to Regency will go there INSTEAD of taking Parham to Three Chopt, crossing at the light, then entering he Wawa.

Seriously? Who’s really eating at Sheetz? There’s an Arby’s nearby, a cookout, a Chik Fil A, Burger King StarbucksPizza and McDonalds nearby. It’s an additional gas station and convenience mart that’s going to be needed because they just built that large apartment complex at Regency. Stop complaining

Respectfully, there weren’t businesses on the perimeter of the property (Starbucks, Panera, etc.) nor was there a 300+ unit apartment complex, with more coming; plus a very busy swim club. My only point was the flow of traffic is already an issue. This type of business (the Sheetz – where people don’t park and stay for a bit) will worsen it.

I live and travel back n forth daily. Traffic is not an issue. No one is making regular trips to Sheetz or going out their way to get there.
