Boone Homes is getting ready to build hundreds of new homes near Swift Creek Reservoir after closing on a multimillion-dollar land deal for the project.
The Manakin-Sabot-based builder paid $8.1 million for the 155-acre site where it’s planning Lattice Hall, a 307-home development along Genito Road west of Otterdale Road in Chesterfield’s Moseley area.
The purchase comprised separate transactions for two parcels that make up the site. The 84-acre tract at 16901 Genito Road sold for $5.4 million, while the 68-acre parcel at 16501 Genito sold for $2.72 million. The parcels were previously owned by the Crump and Payne families, respectively, according to county records.
The properties were assessed by the county this year at just over $4 million combined.
The transactions set the stage for Boone to get started on developing the site, a process it plans to begin next year. Construction and sales are scheduled to start in 2024.
Lattice Hall is to consist of detached villa-style and single-family houses ranging from 2,000 to 3,700 square feet in size. The homes will range from two to four bedrooms, with options for up to six bedrooms, and between two and four½ bathrooms.
Boone President Mitchell Bode said about a third of the homes will be targeted to homebuyers 55 and up, similar to the company’s Mosaic at West Creek in Goochland County. While sales for that section, to be called The Retreat at Lattice Hall, won’t be restricted to that age group, he said the homes would be designed with that demographic in mind.
“That product is meant for 55-and-up buyers. It’s first-floor (master bedrooms), first-floor living, so that’s really the intent,” Bode said.
Price points for the homes have not been set, but Bode has said they will be comparable to other homes in the area. He said it’s too early to project a cost estimate for the development, which is on the south side of Genito west of the Hunters Ridge subdivision and north of Summer Lake.
The site is adjacent to a sanitary sewer line that runs along Summer Lake, as well as to water lines that the county is extending along Genito. Nearly 40 acres of the site are planned to be common areas, with amenities including pocket parks, a pavilion with a pool, trails and greenspace.
Boone’s other projects in Chesterfield include Villas at Swift Creek, a 194-unit age-restricted development planned for 50 acres at Otterdale and Woolridge roads, about a mile to the south.

Love to see the growth
I’d call Mitchell Bode a rising star in the business but it’s too late for that. He’s already garnered every award available at HBAR and served as its President. He’s taken Boone to a new level now with these new developments he’s doing in Midlothian and Goochland. Boone has always stood out for being a quality home builder.
I really hope Chesterfield has funds lined up to widen this section of Genito Road to four lanes wide leading towards 288 in that this road also needs a reconstruction going into Powhatan. Also this road needs a sidewalk or bike path along it too.
