One of the oldest houses in one of Henrico’s older neighborhoods came out on top among the most expensive home sales in the region last month.
The 4,700-square-foot house at 12 Westham Parkway sold on March 24 for $1.8 million, above its Feb. 27 list price of $1.4 million.
Joyner Fine Properties agent Dial Love had the listing, representing sellers Michael and Janice Locher. Michael’s job with DPR Construction, where he’s been a project manager, took the couple to Boston, Love said.
The buyers are Brian and Jaclyn Forrester, who were represented by Betsy Dotterer with The Steele Group | Sotheby’s International Realty. Brian is CEO and co-founder of marketing firm Workshop Digital, and Jaclyn owns Niche Pilates Studio.
Love said she received multiple offers on the house, which went under contract a week after listing.
Built in 1938, the two-story Cape Cod is the oldest among its closest neighbors. Love said the Lochers were told it was believed to be the first house built in the Westham neighborhood, which hugs the county line beside the University of Richmond.
“They were told that when they purchased it, but they don’t have any real proof of that anywhere, really,” Love said. “We’ve got neat old pictures of when it was just farmland all around it.”
The house’s property record with Henrico indicates it once included over 8 acres. The Lochers purchased the home in 2000 for just under $400,000, and the now-0.6-acre property was assessed by the county this year at over $970,000.
Totaling four bedrooms and 3½ bathrooms, the brick-and-slate house includes a rear addition that added a first-floor primary suite with 10-foot ceilings and an additional upstairs room. The 2018 addition was built by Henrico-based Gardner Construction Corp., county permit records show.
Love said the home’s condition and updating were major selling points.
“They took really great care of the house,” she said. “It was meticulously maintained, and it had a two-story addition just five years ago. They kept all the integrity and the old charm of the house with a lot of modern updates to really live in today’s lifestyle.”
The sale was just $56,000 above the next-highest seller for March, which saw two top-five sellers come in at the same price. Rounding the month’s top five sales were, according to the Central Virginia Regional Multiple Listing Service:
