Two all-cash deals, both at $1.6M, led area home sales in January

A couple of modern-design homes were among the highest-priced residential real estate deals in the region last month, while a stately colonial took the No. 1 spot in one of two all-cash deals to top the list.

The six-bedroom house at 9806 Ridge Meadow Place was the month’s top seller at $1.67 million. The 5,600-square-foot home in western Henrico sold Jan. 6 above its November list price of $1.49 million.

Nancy Cheely with Joyner Fine Properties had the listing, representing sellers Jonathan and Kelly Stalls. The couple in November purchased 1 Raven Rock Lane, an 8,100-square-foot house in the Sleepy Hollow neighborhood that, at $2.2 million, came in as that month’s No. 3 sale. Jonathan Stalls is a senior vice president at Capital One.

County property records list the Ridge Meadow Place home’s buyers as Martin King II and Katherine King. They were represented by Holly Shaheen with Shaheen, Ruth, Martin & Fonville Real Estate. Martin King is a portfolio manager with Brockenbrough, an investment management firm based in Henrico.

Cheely said the Stalls asked her to not comment on the transaction. A call to Shaheen was not returned Tuesday afternoon.

Built on a 1.25-acre lot on a cul-de-sac in Riverlake Colony, the Georgian-style brick home totals three stories and has been remodeled since it was constructed in 1989. Classic Kitchens of Virginia renovated the kitchen, and a sunroom with vaulted ceiling overlooks the backyard. The first floor also includes a mudroom and playroom.

The primary suite and four other bedrooms are on the second floor, while a sixth bedroom on the third floor can be used as a home office. The house has four full bathrooms and two half-baths, and the property includes a garage and a bluestone terrace with outdoor kitchen and a fire pit with water feature.

The Stalls purchased the house in 2002 for $750,000. The county last year assessed the property at just over $975,000.

January’s second- and third-priciest sales were two modern-design homes, both located within the city limits.

9151 James Riverwatch Drive

The modern-design house at 9151 James Riverwatch Drive was the month’s No. 2 sale.

Coming in at No. 2 was 9151 James Riverwatch Drive, a 5,600-square-foot house at Riverwatch on the James that sold Jan. 30 for $1.6 million, also an all-cash deal. The three-bedroom house, built in 2011, was listed Jan. 3 at $1.5 million and went under contract Jan. 16.

Brad Ruckart and Tommy Waterworth with Keller Williams Realty shared the listing for seller Gautham Kalahasty, a physician with VCU Health who bought the house in 2015 for $950,000.

City property records list the buyers as Eric and Maxine Walters. They were represented by Andrea Levine with One South Realty Group.

309 Hillwood Road

The modern-style house at 309 Hillwood Road is in the Hillcrest neighborhood in Richmond’s West End.

The No. 3 sale was 309 Hillwood Road, a 4,500-square-foot house in Hillcrest that sold Jan. 6 for $1.51 million, above its October list price of $1.49 million. The 7-year-old house has five bedrooms and 4½ bathrooms.

Chris Small with Small & Associates had the listing, representing sellers Richard and Louise Bennett, who bought the home in 2018 for $1 million. Keller Williams’ Seth Schemahorn represented the buyer, listed in property records as Narinder Sethi.

Rounding out the top five sales for January, according to the Central Virginia Regional Multiple Listing Service, were two homes that tied at $1.15 million: 915 Dalmore Drive in Powhatan County, co-listed by Joyner agents Bentley and Andrew Affendikis; and 409 Kilmarnock Drive in Henrico, co-listed by Mahood and Walker Fonville with SRMF.

The buyers of those homes were represented by Nicole Taylor with Estate Realty Group and by Heather Vaughan with Jason Mitchell Real Estate, respectively.
