Fetching a rare eight figures from an unknown buyer, one of the largest residential real estate tracts along western Henrico’s River Road corridor has come in as the priciest Richmond-area home sale in recent memory.
The 261-acre Glen Roy estate at 8899 River Road sold Jan. 31 for $10 million, above its list price last August of $9.98 million.
Joyner Fine Properties’ Richard Bower had the listing, representing the family of the late T. Fleetwood Garner which has owned the estate for 75 years.
Maria Brent with The Steele Group | Sotheby’s International Realty represented the buyer, listed in county property records as Glen Roy 19 LLC. Brent declined to comment, citing a confidentiality agreement.

Bower said the estate will continue to be used as a primary residence, with the full acreage remaining intact. The land had attracted interest from developers, but the Garners had said they did not want the property to be developed as a residential subdivision, in light of its proximity to two established neighborhoods.
Overlooking the James River just west of Chippenham Parkway, the nearly century-old estate has been owned only twice, originally by H. Watt Ellerson, a president of Albemarle Paper Co., now Ethyl Corp.
It then was owned by T. Fleetwood Garner, an aviation executive and World War II vet who operated flight schools up and down the East Coast. The hillside estate includes an airplane hangar – reflecting Garner’s ownership until his death in 2008. Garner’s two sons inherited the property, which was put in an LLC in 2011.
The airplane hangar includes offices and stables.
The property includes a Georgian-style mansion, a pool with brick pool house and tennis courts. Secluded within about 100 acres of woodlands, the house is accessed by a half-mile-long paved driveway and overlooks about 160 acres of lowlands with half a mile of river frontage, trails, and a boat dock and ramp.
Spanning 11,300 square feet, the two-story house totals 24 rooms with eight bedrooms, seven bathrooms and two half-baths. Built in 1928, the house was designed by noted architect W. Duncan Lee, with grounds and gardens designed by Charles Gillette.
Consisting of multiple parcels, the property most recently was assessed by the county at over $8 million combined.

January had two other multimillion-dollar sales: the 10,000-square-foot Windemere mansion at 5501 Cary Street Road, which sold below list Jan. 6 for $2.6 million; and a 6,000-square-foot home at 5900 Three Chopt Road that sold Jan. 9 for $2.3 million, above its $2.1 million listing last September.
Mahood Fonville with Shaheen, Ruth, Martin & Fonville Real Estate had the Windemere listing, while SRMF’s Scott Ruth co-listed 5900 Three Chopt Road with The Steele Group’s Debbie Gibbs. Patrick Loth with Keller Williams Realty was the buyer’s agent on Windemere, and Steele Group’s Molly Revere represented the Three Chopt buyer.
Rounding out the month’s top five home sales were, according to the Central Virginia Regional Multiple Listing Service:
