Spy Rock drops $5M for 2-acre Dabney Road site

Another domino has fallen in the evolution of Henrico’s Westwood area.

Last week an entity tied to Spy Rock Real Estate Group bought 2001 Dabney Road for $5 million, county records show. The 2.4-acre parcel is where the local developers are planning a mixed-use building with 245 apartments.

A 64,000-square-foot vacant warehouse currently stands on the site and will be razed. Service Tire Truck Center and Heroes Moving & Storage had previously operated on the property, but Service Tire has wound down operations in Richmond while Heroes Moving & Storage has moved a block east to 4100 Tomlynn St.

The parcel, which was most recently assessed by the county at $1.5 million, sits in the so-called Westwood area — a 530-acre industrial neighborhood that Henrico’s been positioning for mixed-use redevelopment in recent years.

Earlier this year Spy Rock received a provisional-use permit from the county to entitle the project on Dabney Road, which is also set to include 3,500 square feet of commercial space and an attached, 307-space parking deck.

It’s unclear when work is set to begin, though a demolition permit was filed for the site in late August. Spy Rock’s Andrew Basham wasn’t available for comment by press time.

The project is being designed by Poole & Poole Architects and Timmons Group is the project’s engineer. KBS is the general contractor.

The building will be Spy Rock’s second new-construction project in and around the Westwood area. It also built The Ella at 3900 W. Broad St., which spans 33 acres of the UMFS campus and includes over 200 apartments, commercial space and a Courtyard Marriott hotel.

The Westwood area has caught the eye of other developers both local and national, including Fulton Hill Properties which is planning a 253-unit building at the intersection of Thalbro and Westmoreland streets, and Phoenix-based Alliance Residential Co., which is looking to do another 340 units at 4400 W. Broad St.

This looks like a great use of the site and I’m hopeful Henrico will do more for pedestrian safety in the corridor soon. It’s already difficult to walk in the area given how many driveways exist. They need to reduce the curb cutouts and narrow the roadway.

I have not heard this phrase before, except in naming something. What does it mean?
