The growing market for new senior living facilities is fueling more development on the Southside.
HHHunt will start construction next month on a $12.5 million free-standing facility in Midlothian that will cater to residents with dementia and Alzheimer’s disease.
The 48,275-square-foot project is called Spring Arbor of Salisbury Memory Care. It will sit next to Spring Arbor of Salisbury near Winterfield Road, one of HHHunt’s six existing senior living facilities in Virginia.
Several of those facilities, including Spring Arbor of Salisbury, already house memory care units with between 16 and 25 beds. Dan Schmitt, president of HHHunt, said those beds fill up quickly.

“The need for serving those residents is growing dramatically,” Schmitt said. “With that demand, and our community located right next door, we thought this would be an ideal place to build our first community dedicated to memory care.”
Schmitt said the company plans to close on the three parcels of land for the project, consisting of 5.6 acres, on Dec. 10 for $850,000. Records indicate that one parcel is owned by Galestown Inc., while the other two are owned by the Salisbury Corp.
According to Chesterfield County records, the facility’s address will be 14020 Steeplestone Drive.
The project has a construction timeline of about a year and should open by the end of 2015.
The facility will have room for 48 residents and will likely employ around 40 workers. Many employees will have to go through more rigorous, extensive training to work with residents with Alzheimer’s disease and dementia. The community will place an emphasis on activities, with music programs and an extensive art program.
“The key is to keep them moving, happy and engaged,” Schmitt said.
The facility will be more than 48,000 square feet and house 40 residents.
HHHunt has been in the assisted living business for about 20 years and runs the facilities itself. In the Richmond area, it owns Spring Arbor of Richmond and Spring Arbor of Salisbury, as well as facilities in Williamsburg and Fredericksburg.
In addition to the Midlothian location, the company operates two other in-house units for Alzheimer’s and dementia in its Leesburg and Winchester assisted living facilities.
A few out-of-town assisted living facilities with memory care units will soon join HHHunt in the Richmond market, including Kansas-based Bickford Senior Living and Washington, D.C.-based Holladay Corp. And the Memory Center broke ground on a 35,000-square-foot memory care facility in Chesterfield County earlier this year.
